I have been here for a year. I love the location, it’s safe and the neighborhood is walkable. My one frustration is the back gate works maybe 50% of the time. I really wish they would fix this. But it’s quiet, I hardly ever hear my neighbors. I have an apartment that was newly renovated and it’s cute and spacious. The maintenance is always prompt and the women who run the front office are nice and very responsive. Reasonable price for the area.

Wish I could give zero stars. Nothing is good about this place. Very old buildings and not well taken care of. When I moved in, I was told that there is a monthly trash fee of $12 due to the fact that they provide trash service and pick up trash 3 times a week at your door. A while back, they suddenly ended the trash service, but confirmed charging residents for it. Now, they're literally raising a fee for a service they discontinued. Absolute insanity. Do. Not. Lease. Here.

DO NOT LEASE! Terrible apartment complex and management team. They cheat and are incredibly rude. We had issues with them the moment we moved in. First, they gave us an apartment that was completely dirty. Nobody bothered to clean it up before our move-in and when we requested to get it cleaned, we were told that it wasn't "that bad" and that it wasn't their duty. The windows were so dirty you couldn't see out and they said that anything external isn't their problem. Over the course of us living there, the problems continued. For example, they had issues with the gates not closing so many nights the gates were just fully open for anyone to come in. Very unsafe. And for 3 months when I pointed it out, they just said they were working on it... they also changed the locks to the pool and the gates without telling anyone. Most neighbors I talked to had experienced very similar issues. In the end when we decided to move out and gave them 2 month of notice, they refused to let us sublease the place and charged us a full month extra rent on top of what we were already paying. After paying everything, they sent us another bill for about $1.5K that listed the apartment being "dirty" (even tho we cleaned it and it was in a way better condition than what was given to us), and they requested back all the discounts they gave us for Covid and the apartment location/condition. This has been the worst experience I have ever had with any apartment complex in my life and I honestly don't know how the management team can still work there. They are cheating people money and all the people who live there know it by now and are just scared to break the lease. Again, please do not lease with this apartment complex, their "lower prices" are a scam and you end up paying for it later.

I've lived here for over a year now. The management and staff are friendly, helpful, and efficient. With all the Californians moving to Austin and driving up the prices, this place remains a great bang for your buck. No granite countertops, but the office and maintenance team fix any problems you may encounter - if any. Truly an amazing find. The area is safe and great - you're on South Lamar, but right at the end of the hustle and bustle. Close to everything you'd need and more.

I’ve lived here for 4.5 years and have LOVED it. There is not a better value for the area period, it was my secret all brick gem! I lived in Austin 12 years and had to move due to personal issues. This has been my favorite apt. The pool is beautiful and rarely occupied (have hosted many pool parties with zero issue). Parking is never an issue especially for folks who come over, unlike the super large modern complexes that are around the area and much more expensive. You don’t need a pass for anyone to come and park which is a huge difference to other spots in the area. I’ve always had great interactions with the office and Becky has been incredibly accommodating even when the most difficult situations have happened (renters fault). All the ceilings are 9ft and have crown molding, really nice easy to use blinds. I barely heard any of the occupants around me. I loved the equal room mate style set-up for the 2 bed 2 bath. LOTS of closet space! I wouldn’t leave unless I had to which is the case now. Sadness!
