BEST PLACE I HAVE EVER LIVED!!! I cannot say enough good things about living at The Guthrie. I am heartbroken to move out of state and to find there are no Kairoi residences in Florida. Everyone, and I mean everyone here is so unbelievably helpful. Every single front office staff member and maintenance team member has helped me at some point. They all go above and beyond to help when I've asked. The leasing office is so easy to deal with, aside from them having candy and dog treats on hand as well. They are a small group of people who actually know their residents. They are extremely friendly, and want to see you enjoy your rent here. They'll personally call you with any concern, they send reminder emails so you aren't charged late fees for rent (although the system is so easy to use as well), they organize the mail room daily, and they've even signed for very important packages for me (if you email and ask). They say maintenance requests are usually on Fridays but almost every time it's completed the same day even the same hour they are knocking on my door to help. The building is so beautiful and clean. They are always on top of it, and always looking to improve the building. They are also always hosting events for the building, as well, I've made my own Christmas ornaments here, had a full breakfast spread in the morning, and a pizza and beer happy hour, to name few. The amenities are lovely and upscale as well. They just redid the pool and it's perfect with the waterfall. They hosted a re-opening pool party with a DJ and food and drinks, I called out of work to go!! The gym a spin studio is so nice I never even signed up for an outside gym membership. Walking across the courtyard to get my mail every week I am always in awe and always still so grateful I got to live here. The free LUA coffee machine in the lounge might be my favorite thing, so good. Every single friend I've had over is so jealous and loves my building, all the above events I've mentioned I've brought my friends to! Street parking is free so guests are never walking out to a ticket or tow. The Guthrie is in a perfect location tucked off of 7th, but so close to everything. I usually end up taking a 5 dollar uber to east 6th on the weekends so easy, and HEB is right down the street too. I can quickly get to 183 or I-35 as well. To think I wasn't even going to view this building when I had two weeks to find somewhere to live, and it turned into the best decision I've made in my year in Austin. The Guthrie you will be so so missed!!!

I’ve been in austin 15 years, lived in a lot of different places, but The Guthrie is by far my favorite. Total hidden gem. The community manager Gilberto and staff are hyper responsive and super professional/communicative and friendly!

One of the worst apartment complexes I have ever visited. The apartments (studio and 1b) are small as a matchbox(400sq ft n 598 sq ft) , still they are charging exorbitant rents. Not really sure why. The apartment has great amenities, which makes u wonder they built for those who might prefer to spend 90% of time outside there apartment and just want a fancy storage unit. I seriously doubt the mindset of the architect of the place, the corridors and balconies are more spacious than the living rooms or closets I saw. There are genuinely cheaper and better options in the same area, if any wants to live in an apartment not a matchbox. I think the builder, started building this property as a mall,but halfway through pivoted to residential complex.

I lived at The Guthrie for a year and wow- I'm so pleased to report how amazing of an experience it was. Maintenance issues were handled swiftly and effectively, staff was so kind and responsive, and the whole apartment was always kept very clean. I would recommend this apartment to anyone and I'm so sad I had to move, as I relocated to another city for school. A huge shout out to Angel- she was such a helpful and reliable resource when any issues arose. She truly made living here such a seamless, easy experience. Thank you all!

I’ll start with this, I really do love living here. It’s super close to my work and I love this side of town. I’m on my third lease and I’ve always been very happy with management’s response to any issues I have ever had. The only reason I couldn’t give the fifth star is because of a bad experience I had recently. Right around Memorial Day, I started to have really bad allergies. I have seasonal allergies and so it has always been recommended by my dr to stay on allergy meds year round. This advice has really helped to shorten the length of time I deal with allergies as well as the intensity. In May/June my allergies lingered for much longer than usual and were more intense than usual. Long story short, the thermostat in my apt (which had been replaced last summer) was determined to be faulty and so a situation occurred where humid air was being circulated in my apt. This led to a mold situation in the apt. I submitted a service request and they were very quick to resolve the situation which I was very happy with. I have never had mold in any apt I have ever lived in and when I realized this was the problem it was the most stressed I have ever been in my life. I had a constant headache for days, stuffy nose when at home, I couldn’t concentrate at work, I was worried about my dog’s health, and I was just generally freaked out. I had to throw away lots of stuff such as shoes, boots, clothes, blankets, pillows and probably need to replace my couch too. I requested a concession for my troubles but was denied. For me it was less about the money and more about compassion and doing the right thing. I was disappointed and many people suggested that I ask for a diff unit or even to be let out of my lease but that’s not what I wanted, I like living here despite this scary mold situation that happened. I understand that things break down especially in regards to hvac units in a state like Texas with its hot summers. Based on my experience living here, I had no doubt that they would be quick to resolve the problem and they did, and I have no doubt that they will in the future. I do hope, however, that I never have to deal with a situation with mold ever again.
