I wanna start by saying that I absolutely love this complex and the community vibe. The location is great! I love the people that live here. I like working with the management office. Pricing is competitive and the majority of the apartments are renovated. I would advise against moving into building 11 right now however. There is a serious roach infestation that they cannot seem to get a handle on. I am a current resident and in tears as I write this. It has been one of the most frustrating experiences I’ve ever had. I’ve been here for two years and may have to move. I have not been able to live my life normally for so many months that I don’t even remember when.🙏🤞 Update 4/24/26: corporate stepped in and the on-site team became more proactive. It took a couple months, but it seemed to be under control, if not completely eradicated. I didn’t see any roaches for several months. They come back sporadically, but pest control and the office seem to be on top of it.

I moved into The Grove late April/early May of 2025 and started getting extremely painful, extremely itchy bug bites within a few weeks of living there. This went on for months, was never resolved, and I eventually had to move out just to escape it. I have never had skin issues like this in my life and I wouldn't wish this on my worst enemy. The bug bites covered almost my entire body at some point. Management and pest control were inconsistent and ineffective, and they never even apologized for the inconvenience. I literally had to get very unprofessional just for them to finally send pest control, and even then they only did treatments on Fridays... every Friday I was told to wait all day, and sometimes they wouldn't even show up. The photos I'm sharing are only some of what I felt comfortable posting. it was so much worse! I still have scars from the bug bites to this day. Completely unacceptable and disgusting! Of course the bug bites stopped as soon as I moved out. Thank god..

The Grove Apartments on Manchaca Road is one of those rare complexes where the community genuinely feels like a neighborhood. Located in the heart of 78704 — one of Austin's most beloved zip codes — the location alone is hard to beat, with great restaurants, shops, and the Greenbelt just minutes away. The grounds are lush with towering trees, porch swings scattered throughout, and a peaceful, quiet atmosphere that feels worlds away from the city's bustle. The dog park, community garden, and pool are standout amenities that actually get used and well-maintained. What really sets The Grove apart though is the staff and sense of community — management is responsive and genuinely cares, maintenance handles issues quickly, and neighbors are friendly. Community events like brunches and seasonal celebrations give the place a real neighborhood feel that most apartment complexes never manage to create. Reasonably priced for 78704, pet-friendly, and consistently well-kept. It's the kind of place people move back to after leaving Austin — and that says everything.
