We’ve lived in this apartment complex since 2023, and this review is long overdue!!! We truly love it here—the privacy, the comfort, and the unbeatable proximity to the liveliest parts of Austin all make this a wonderful place to call home 😊 But what truly completes our experience is the incredible staff—especially Tino. Tino has been the heart of our positive experience here.He is consistently friendly, prompt, professional, and genuinely warm in every interaction. He goes out of his way to accommodate our schedule, and he approaches every maintenance request with the care and attention he would give his own home- makes a big difference for us! . His reliability and respect for our space have earned our complete trust. Now that we have a newborn, Tino has been more thoughtful and accommodating than ever, and we cannot express how much that has meant to us. Also, Nico is also very friendly and respectful, always willing to help with anything we need. And to the rest of the property management team- thank you for always being ready to listen and support us. We love our home here, and we are especially grateful for Tino, whose exceptional dedication has made our stay truly outstanding.

Update: I received an unprofessional phone call from the district regarding this review. This review reflects MY genuine experience, and I will not be removing it. I would have been open to providing constructive feedback if asked, but I will not tolerate insults or any form of retaliatory behavior in response to sharing my honest opinion. I moved out in April but needed to decompress before writing a review about this place. I do NOT recommend moving here! I lived here for almost 4 years and enjoyed the experience until new management came along. The only positive change it brought was a great maintenance team compared to the last one but outside of that, everything went downhill. My biggest issue was how unresponsive the new team was. I had to call in at the start of the month to get the renters insurance charge removed from my total (this happened for MONTHS). I was disappointed and annoyed that no one made any effort to find a permanent solution and that they were okay with me having to call every month over this. I didn’t have this issue with the last management team nor has it been an issue anywhere else I’ve lived so surely there was a way to resolve this if they cared to. The doors were frequently broken, I was locked out of the building multiple times because the system would be down so the key fobs wouldn’t work. The temporary solution for this was leaving the gate open and my car windows were smashed during one of the times the gates were left open. I know they were working on a long term solution for the doors but I didn’t see anything come to fruition during my time there. I think most of my frustration would have been alleviated if the team was communicative and the least bit caring but I unfortunately did not have a positive experience here. They never answered the phone and frankly, I gave up on trying to contact them about anything and instead just counted down the days until my lease was up. It’s nice to see they’re answering the phones for prospective residents because they definitely did NOT for long time current residents. I was hoping all these issues would be growing pains with the management change but unfortunately, everything got progressively worse while I was there. Take the low star reviews seriously and take the 5 star tour reviews with a grain of salt. Obviously you’re going to have a positive tour experience, they want you to sign on. The base rent price may seem initially attractive but this apartment will end up being a bigger headache than the money you save and you’ll probably end up paying more than you owe one way or another. Prior to the new management team I probably would have given this place 5 stars, not because it was perfect, but because there was genuine care for residents. Hopefully things turn around because it was a great location.

I’ve really enjoyed my time living at The District at SoCo. The staff here is always friendly and very attentive. Chasta, the property manager, has been extremely helpful with anything I’ve needed, and the rest of the team consistently goes above and beyond. The community is clean, maintenance requests are handled quickly, and the location is perfect. Overall, it’s been a great place to live and I’d definitely recommend it.

I’ve really enjoyed living at The District at SoCo. The staff here is incredible, always quick to help and genuinely friendly. The engineering team deserves a special shoutout for keeping everything running smoothly and always being so professional. The recent amenity renovations have been a huge upgrade. The new spaces look great and make the community feel more modern and welcoming. Between the location, the people, and how well everything is maintained, it’s hard to beat.

I’ve lived here for almost a year. The place has become so much better ever since my first initial review all the way back in late 2024. Let me start by saying that the maintenance team has always been on top of their game in getting any appliance fixed very quickly. I’ve never needed them to repeat a previous repair on anything done in the past, so that should speak for itself. Over in the leasing office, you have Chasta and Baylee. Chasta is the leasing/property manager, and Baylee is the leasing assistant. Baylee is a very sweet lady that has helped me with the minor things that I’ve brought to her attention. The more complex items have to be handled by Chasta, and much like Baylee, she is just as kind and warm-hearted. When I have found myself frustrated with something or another, I would go talk to Chasta about it, and resolutions to the problem would always be found, whether it be about noisy neighbors, faulty switches, etc. Regarding everything else not yet mentioned: 1) The unit I rent is about $1,375 base rent for 1 bed / 1 bath (you can find the prices on the District website). Utilities are separate charges, facilitated by Conservice and Austin Energy. However, I’ve noticed price decreases on rent recently all around Austin due to all the new construction, and this place hasn’t been immune to market forces. At the very least, I can state that my rent has never increased while I’ve been here, if that’s any consolation. If you’re seeking a unit that is under $1,000/month and you’re not willing to get a roommate or two, I’d look elsewhere. 2) The walls are a bit thin, so, yes, you will hear your neighbors stomping above you and neighbors to your left and right if they play music loudly or just have very loud talking voices. That said, I have found that knocking on their door and meeting them face-to-face is the best way to resolve any noise problems. I’ve done that myself multiple times, and my neighbors have been very mindful and quieter going forward. In the rare event a neighbor isn’t cooperative, document everything on video and present it to Chasta. She’s on top of her game in making sure everyone follows the rules here and keeps the peace. 4) The toilets here don’t clog. I figure I should bring that up. A lot of other apartment complexes can’t say the same about their plumbing. 5) Speaking of plumbing, I’ve never had instances of water backing up out of the toilet and flooding my living space. There have been no recorded instances of black mold (or mold in general) growing inside the walls or ventilation elements, no leaking pipes or dangerous gas ruptures/leaks, no rat/pest/bug infestations, etc. The most inconvenient thing that has ever happened to me here is a light bulb going out. That’s how chill it is. 6) Closet space is ample. However if you’re bringing a whole country’s worth of clothes, it may not all fit in there if you’re renting a 1 bed/bath unit. I can’t speak for the bigger units—I’ve never seen what they look like, nor their closet spaces. 7) The laundry machine and dryer are a combo piece. That said, the laundry machine is the one thing I don’t particularly like, as it has that annoying agitator in the middle (the cylinder piece thing) that reduces the amount of space I can stuff things into. This makes washing large, bulky bedding and pillows exceptionally difficult at times. But, it is what it is. 8) With regards to the public facilities, there is a pool. There is also an onsite gym, but if you’re looking for Gold’s Gym level variety, you won’t find a squat rack or deadlift platform here. But, there are leg extension and seated leg curl machines, a chest/shoulder hybrid press machine, cable stations, dumbbells, and even a leg press. The cable station also allows pull-ups. I’d say it’s about 70% of the way there in having everything I need. 9) I’ve never had anyone break into my apartment. My car has never had its windows smashed or tires slashed. It’s very safe here. Overall: 5/5 stars. Outside of my laundry machine nitpick, things have been exceptional.
