I've been here going on two years now. The experience has been great thus far. The location is convenient to a variety of places, and the price are good. The only complaint I would have is the gym; its kind of outdated, but there's a PF within walking distance. The few maintenance requests I've had have been handled quickly and efficiently. Unless something unforeseen happens, I don't plan on leaving anytime soon.

Living at ballpark north was not a pleasant experience. When I had to move out of Austin, I really hoped the process of transferring my lease would be smoother. There is no way of breaking the 1 year lease and you have to find someone to take over your lease to leave. They require lease renewals four months in advance, which is challenging if you’re unsure about staying or are in the middle of a job transition. I often had to call the leasing office for updates regarding people who reached out to them interested in taking over my lease, and it felt stressful trying to figure things out from another city. Each person in the leasing office seemed to have different information. One person would tell me one thing, and then when I spoke to someone else, they’d say something completely different. I even had someone ready to take over my lease, and after they signed the lease and put down a deposit, it didn’t end up going through because they told me they did not approve them after they completed those steps, which was disappointing and made the process drag on longer when they could have communicated that with me earlier. While I was living there, I also had some maintenance issues with the toilet running water in the tank repeatedly and I could not sleep properly due to the constant water noises. It took about 3 maintenance visits before they switched out a part in the tank to fully fix it. There were roaches and crickets found in the apartment which was a hassle and they never brought pest control to resolve the issue. As for the property itself, it wasn’t the cleanest. There were bird nests attached right outside the apartment window, and at one point they even laid eggs, leaving bird droppings all over the walkway to my front door. On top of that, there was often dog feces left on the grass when walking to my car, which made the area feel less cared for and dirty. I think the leasing process, communication, and property upkeep could definitely be improved to make things easier for residents. I personally would not recommend a loved one to stay here.

I lived at Ballpark from August 2022 to June 2025, and unfortunately, my experience was consistently disappointing. Both management and maintenance fell well below the standards you would reasonably expect from a professionally managed apartment community. When I first moved in, rent was relatively affordable. However, over the years, the rates have increased to the point where they are now comparable to many West Campus apartments. At that price point, I strongly suggest looking into Smart Housing or other West Campus options, as you could save yourself significant frustration while enjoying a more convenient location. Maintenance requests were handled extremely slowly. It took more than a year to replace a broken microwave. Our refrigerator also needed to be replaced, which took nearly another year. These delays made daily living unnecessarily inconvenient. I also had to be the one replacing the air filter because if I left it to them, it would never happen. The condition of the apartment itself was substandard. When I moved in, the unit was already in worse shape than expected for a new tenant. Despite this, management still charged me for various items upon move-out, regardless of the fact that many of these issues existed before I even arrived. Another major concern was the presence of black mold. No matter how much I cleaned, it would always return. Maintenance’s solution was simply to paint over the mold for the sake of appearances, rather than addressing the root cause. This is not only unprofessional but also a potential health hazard for residents. One of the most frustrating aspects of living here was the package system. On numerous occasions, I had packages delivered with clear proof of delivery, including photo confirmation from the carrier. Yet when I went to the office to retrieve them, I was told to "come back tomorrow" or "it is not here yet." In multiple cases, my packages went missing altogether. Instead of acknowledging fault, the staff placed the blame on me—even though the deliveries were under their care. This repeated issue caused unnecessary stress and loss of items.

You get what you pay for here. It's not the safest area to live in but I never felt unsafe. Cleanliness can vary depending on what unit you get assigned. When I moved in, the closet mirror had a crack, bathroom ceiling had mold, and the window blinds were moldy as well. Staff is friendly and kind but administrative and maintenance services will vary from being quick to being frustratingly slow. Overall, I would only choose to live here if you are staying for a short time (1 year or less) or willing to sacrifice comfort and health for the cheap rent.

Former resident here—recently moved out. I lived at Ballpark for three years (two in a 3x3 with randomly assigned roommates, and the last one in a small efficiency studio). This review reflects my experience with Ballpark between August 2020 and August 2023. Pictures are from 2020 in the first few weeks of moving into the 3x3. Pros: - Management was always friendly and helpful. They seemed organized and never overcharged me - Maintenance was friendly and helpful and never took more than a day or two to show up - Fitness center, clubhouse, and other common areas were typically clean and well-maintained - Value for price (internet and cable included, furnished, washer/dryer in unit) Cons: - Roaches. In my studio, which I kept very clean, I saw them occasionally. At the 3x3 with a messy roommate, we had them constantly. (I was on the first floor both times) - You can’t choose your unit, only your floorplan. You’re assigned a unit. The quality/cleanliness may vary, especially if your new roommates have previously been living there - The gates go through phases. Sometimes one is open and the other is closed and the keypad doesn’t do anything. Sometimes both are closed and the keypad opens only one. Et cetera. The gates don’t mean much in terms of safety. Anyone can get in easily - Thin walls—my partner would complain about the people above stomping (didn’t bother me much) Summary: It’s simple and not fancy, but I found it to be a pretty good place to live for the price. I did some caulking when I first moved in and replaced a broken microwave handle in my studio. Other than that, the unit was pretty well-maintained. Didn’t hang out much outside at night, but never felt unsafe. I admittedly may have been one of the lucky ones. If you’re a student or someone else who lives a busy life and just needs an inexpensive, already-furnished place to stay, I can recommend Ballpark North.
