I just want to give a huge shout-out to maintenance. We've rarely needed any service in the first place, but when we have, they're on it immediately. 10 minutes. It's great! Also, such a friendly neighborhood community! It's a good spot. My wife and I planned on living here for a year, and have been here 3 years now because we love this place!

Just signed my lease for the 3rd year and happen to see some recent negative reviews on here. I LOVE LIVING HERE! I constantly forget to lock my door and car and have never had anyone break in or anything of a kind . The neighbors are respectful and friendly. Maintenance is efficient and you can always see someone walking around the complex to ensure it’s clean . The dog area could use a little more attention as some people “forget” occasionally to pick up after their dog . The gym is newly renovated and equipped with top of the line equipment. Prices are extremely competitive and compared to most apartment complexes in that area … it’s as good as it gets .

Serious decline in safety and management — would not recommend If i can rate this place less than a star, I would. I’ve lived at The Arts at South Austin long enough to see how far it’s fallen. The place has turned chaotic — people regularly hang around outside smoking weed, arguing, and even threatening other residents. Management and ownership don’t step in or handle it. Cameras have been added everywhere, but they’re cheap and don’t actually stop the real problems — break-ins, loose dogs, drug deals and property damage, people posting gate codes and homeless everywhere. The whole environment feels unsafe and unkept. What used to be a calm, comfortable community now feels stressful and neglected. Plenty of better places to live!!! Honestly, I wouldn’t recommend this property to anyone until serious changes are made from the owners. Trash place to live.

What used to be a peaceful little community with respectful neighbors and solid management is now an absolute dumpster fire. ownership and management are the worst thing that ever happened here — they don’t care about your safety, comfort, or quality of life. Break-ins left and right, homeless camps popping up, people doing drugs in plain sight, threats being made, and management turns a blind eye like it’s normal. It’s honestly embarrassing what this place has become maintenanceis a joke as well, Cameras everywhere like we’re in a Walmart parking lot, but still nothing gets done when real issues happen. The ‘Arts’ is an embarrassment to live in and worst when bringing family over to visit— now it’s just chaos. Trust me, don’t waste your time or money here. There are way better places to live in the austin area that actually care about their residents. This place? Straight garbage!. 💀🤣🤦♂️

What helped me stay has been community this place creates. I've been a resident for almost 3 years and really enjoy the responsiveness to maintenence concerns and monthly events Emilee and Jen put on. It's a family friendly environment that's just small enough to feel personal, yet big enough to have amenities that you want. Recently the gym was updated, which has been perfect as a new mom who values self-care, privacy, and proximity. Another great thing is how close it is to downtown, major grocery chains, and bus/bike lines for alternative travel decisions.
