The building is falling apart, elevators brake monthly. Management just communicated additional charges for electricity and chilled water (They charged for using of my HVAC system $21 per hour in April and $11 per hour in November). When is his ineptitude going to stop? Please request his resignation and that of the board. The manager's attitude: his way or no way. HOA rules oppose the constitution. Issues with AC, pool, elevators, hot water. Recent flood doubled the cost of the building insurance, resulting in extreme increase in HOA fees. There are way too many renting tenants, people moving in and out constantly. Management charging for using elevators for deliveries, reserving them is a nightmare. Having a security is a joke because everybody is given a fob that access all floors, contractors, cleaning crews, and repair crews. Contractors not qualified to perform the job are granted permission to operate so long as they have insurance. Overall, it is a nightmare thanks to management. The board is a zero to the left. Once you figure out how much value adds a zero on the left, you know what I mean.

With these reviews: be mindful they are mostly by owners who want the value of their units to go up. I am a tenant. The building is nice. The front door staff are nice and helpful. The building management (Martin Weinkove) and the landlord's realtor (Kathleen Meece, who handles many of the units and will be your point person for any repairs or issues) are two of the most difficult people I've ever had to work with. Kathleen constantly drops balls and makes everything take much longer than it has to. She has no respect for tenants' time: she is always late, she initiates meandering, interminable conversations when you do have to work with her, and everyone she hires is always late. And she could care less. Martin lacks basic professionalism (Google him) and treats you like you're getting paid to live there, rather than the other way around.

The Spring Condominium aka Spring Tower is very well managed with an efficient HOA. Residents are mostly homeowners with strict low rental ratio. Fantastic location next to LifeTime Fitness and Core Power Yoga. Just blocks to walking, biking trails, nice restaurants, bars, cafes, coffee shops, groceries, Farmers market etc. Great condo in an excellent location!

Exceptional value for the money. One of the lowest HOAs among Austin high rises without sacrificing service/amenities. The location affords you all the excitement of downtown without having to actually deal with the crunch of downtown traffic or noise. The staff is professional and responsive with great communication and very low turnover. The amenities are just enough without unnecessary spaces that otherwise wouldn’t be used. Because of its location, it has some of Austin’s best views. I noticed a bad review on here and simply couldn’t disagree more. It’s very well maintained, with a history of very few issues and - to my knowledge - no special assessments have been needed. We leased to get a feel for the building and then purchased after realizing all of the positives compared to the other high rises we toured. Did I mention Starbucks, Office Depot, Whole Foods and Trader Joe’s are all right outside the front door? 🚪
