Location is great, staff and maintenance are very friendly and pretty quick to deal with any questions/issues. Amenities are nice, there’s an outdoor pool area, gym, study area, and a small hangout area with a pool table in the lobby. Security used to be a bit of a problem as there was an issue with the lobby doors, causing them to be left unlocked, BUT that’s recently been fixed so thank you for that! The only downside I’ve experienced in living here over the past 3 years would be the frequent issues with utilities such as the dryer, washer, and A/C breaking down. This happens about once every couple months with each of these in my unit, but maintenance is relatively quick to fix those issues. All in all this is a solid place to live (hence why I’ve been here for 3 years). Management and staff truly do their best to make it feel like home and have done a great job in my opinion. The property manager hosts tons of events with food, music, etc. and has formed a great community here. I encourage anyone looking for a place to live on campus to at least check out Sparq on Rio!

This is a decent place for the price, but you definitely get what you pay for. Will start by saying location is great and management is very responsive. Maintenance is also amazing, great guy. But there are several downfalls with the complex. The security is pretty much non-existent, all doors leading into the lobby/parking garages are unlocked 24/7, meaning anyone can access your doorstep and the garages. This has resulted in several car break ins and bike theft in the year Ive been here. Since the units are older, the AC is not very efficient, and even keeping the temp at 74 degrees leads to an over $350 utility bill to split between 6 people. Another thing is the ventahood and dryer do not vent outside. This means the smoke detector goes off often while cooking, and while anyone dries clothes the apartment is very very VERY humid. Management also uses scare tactics (common in all west campus housing, i know) to try to get you to sign in the fall the year before. Theres pretty much no reason to do this, as there is still vacancy in the next summer and prices drop / they give incentives to encourage filling the last spots. Also a member of management, who granted does live here, left a 5 star google review, which is fine, but I think it should have a disclaimer that they are employed by the complex lol.

I've been living at Sparq on Rio for the past 2 years, and I can confidently say that it’s been an incredible experience, especially since the new management took over this year. While the building is definitely older, there have been some significant improvements that have really made a difference. With recent renovations, everything feels fresher and more modern. The management team has been super proactive, working hard to create a better system for everyone and making sure the property is well-maintained. One of the best changes has been the introduction of lower and fairer rates, making it even more affordable to live here. The new management team is constantly striving to improve the place, not just as a rental, but as a real home for all the residents. As someone who's far from home, I truly appreciate the sense of community here and how welcoming the staff and my neighbors are. I can honestly say Sparq on Rio feels like home, and I’m so glad I chose to live here. It’s been a great place to settle down, and I look forward to seeing even more positive changes in the future!

I've lived at here for two years, and it's been great. The amenities are good, the location is convenient, and the management is responsive. Plus, it's a great price for this area with similar amenities. Highly recommend!

Really appreciate maintenance team, Tamara and Greg, for their prompt responce. On the very first day as I moved in I detected sink leakage as well as issues with the door lock. Both requests were resolved at a high level of competence.
