Let me start off by saying THANK YOUUUU to Miss Gabrielaaaaa💕I finally had the pleasure of meeting her on my move-in day after MANY WEEKS of texting 😆and she was very welcoming and sweet. She gave me a smooth run-down and so thanks to her I had a very pleasant move-in experience. Weeks before I moved in I read every almost single review I think and it kinda gave me mixed feelings as it would anyone else, but from what I can tell you my Golden rule is always: You get what ya pay forrr. Yea I did (and kinda do ) see roaches here and there but all it took was a $7 bottle of Combat Killer gel and a good deep cleaning to solve the issue. I’ll always keep my environment clean and thats all that matter so the rent is only a blessing from God! I’ve been here for almost three weeks and so far everything has cool, basically everything is close by and I don’t really have to drive anywhere I can use the scooters to get around as well. Another Big thank you to Claudia for helping me get settled in:)

So, I originally left a pretty nice review—but that was before I moved out and realized this place is just a full-on disaster in slow motion. I lived at Avasta South Shore for two and a half years, and honestly? It’s one of the most poorly managed properties I’ve ever encountered. Let’s start with the growing crater in the parking lot (yes, photo attached, because I keep receipts). I brought it up to management—big mistake. The manager said they were going to “fill it with rocks and sand.” Um, excuse me? What is this, a playground? Spoiler alert: they didn’t do a damn thing, and it’s still growing like it’s auditioning to be the next Grand Canyon. But wait—it gets worse. The “gym” (if you can call it that) had actual homeless people sleeping in it. Someone even broke the gym window. Oh, and did I mention there was a dead body found at the mailbox? I wish I were being dramatic, but sadly, this is real life. Then there was this guy who spent every day digging through the dumpsters collecting cans—like sir, are you on the payroll? Look, if you’re gonna give “ghetto fabulous,” at least don’t charge me nearly $1,300 to live in a shoebox. My unit was 400 square feet, and they had the audacity to price it like a luxury loft in downtown. I extended my lease to 15 months to line up with my move out of state, and that’s when the real mess started. I was casually browsing their website (as one does when you're plotting your escape), and guess what I saw? My exact studio unit listed for $700. Naturally, I called the front office like, “Hey besties, what’s this about?” Their response? “Oh, the website prices are wrong.” Wrong. Cute. Fast-forward to just three months ago, and suddenly they’re blowing up my phone, trying to convince me not to move to another property. And magically, they now have a one-bedroom for $800 with the first month free. Ohhh, now you have deals? I was like… be so serious. When I asked about prices before, I got shut down with “that’s inaccurate.” But the second I say I’m leaving? You’re offering discounts like it's a clearance sale? I was HEATED. Yes, rent goes up and down—but I was locked into a 15-month lease paying nearly $1,300 for a studio, while they were practically giving away one-bedrooms just to keep people from bouncing. So let’s be real: I spent over a year wildly overpaying, and the only time they showed interest in working with me was when they realized I had options. Bold of them. I wouldn’t even be this pressed if they hadn’t straight-up lied to me. Yes, I understand rent fluctuates, but for 15 months I was paying top dollar for bottom-tier living. What the actual hell? This was my first apartment, and while I’ve got memories, most of them involve shaking my head. Don’t let the website fool you—this place looks affordable for Austin, but you’d be better off elsewhere. That said, let me shout out the only good thing about South Shore: Nelson the maintenance man. He was kind, reliable, and truly the MVP. When my neighbor decided to flush paper towels and it caused a whole plumbing explosion—like, toilet, shower, AND the downstairs apartment flooding through the light fixtures—Nelson came through and handled it like a pro. I truly hope they’re paying him what he’s worth, because he’s the only one holding that place together.

The worst place to live in Austin, this place is the reason some people lost their mind and rather sleep on the streets than to pay to live in HELL. This place is 1000 years old B.C; heavy construction noise starts at 8:00 AM, loud A/C condensers noise at night, dumpsters are overflowed with trash for weeks, the laundry machines stopped functioning the second you put your clothes in, parking is a mess, and my car was towed for no reason. Whenever I go to the office to talk about noise disturbances and maintenance issues, they kicked me out. They treat me like I’m living there for free, customer services do not exist especially if you’re a person of color.

This place is a scam... I have lived here for 2+ years with zero peace of mind. 1. Place is a complete disaster roads are terrible. Trash is everywhere all over the property. 2. You are forced to pay for the trash butler service that is supposed to keep the place clean and they do a terrible job. 3. Over the course of 2+ years the pool has been open for maybe 30 day. Due to it failing city code. 4. The laundry rooms are always a disaster and the machines rarely work. 5. But one of there most famed scams of all is the towing company they hire to tow residents vehicles. The gate is never closed or locked. Which allows this towing company to come buy at anytime. Best part is with all of the flaws this apartment complex has the audacity to keep up with market inflation knowing an apartment here isn't even worth 800 a month.

My fiancé lived at this complex for two years with a room mate prior to us getting our own place in the same complex. He never had any issues. Once we got approved and moved in October, and I can say how happy I am with this decision. We got one of the renovated apartments, and everyone we have had over thinks it is a great space. Especially the kitchen (I personally love the mirrored back splash, I think it is cool and so beautiful) It is a little inconvenient that there is not a washer or dryer hook up, but we have been enjoying going and doing laundry together. It is so close to places we want to go and things we want to do, but doesn't feel like we are in the center of everything. I really like the concierge trash service too! We have not been to the pool yet, but we walk by and it looks great. I am sure other residents love it. Only maintenance request we put in since we moved in was regarding the dish washer. We got a response the next day, I thought it just wasn't working however I didn't know I needed to flip a switch to turn it on. So, not really their fault and immediately figured out. Overall I really enjoy living here.
