We’ve lived at Gables at the Terrace for about four years now, and overall it’s been a great place to call home. The staff and maintenance crew truly stand out — they’re friendly, responsive, and quick to handle repair requests. Anytime we’ve needed something fixed, it’s been taken care of promptly. One thing we really appreciated was how they addressed our backyard. It used to be an absolute mud pit, and the team came in and graveled the yard, which has been a huge blessing for us and our dog. It made a noticeable difference in day-to-day living. The garages are another big plus, especially for keeping our vehicles protected and secure. And one of the biggest perks of living here is the easy access to the greenbelt — having miles of trails right outside is fantastic for walking, exploring, and getting outside. The only downsides have been occasional noisy neighbors and some residents not picking up after their dogs, which can be frustrating at times. Still, those issues don’t outweigh the positives. Overall, Gables at the Terrace has been a solid place to live, and we’ve enjoyed our time here.

For context, I have been here for about 10 months so this is my experience. The pros: Like everyone else has said, maintenance crew are great. Any issues I have ever had, they are quick to get them fixed. Location is prime and my dog loves the trails the complex has access to. The cons: Bugs. So many bugs. Especially during the summer so be prepared. The units are not well insulated so my AC bill is pretty high during the summer but I am also using my heater often during the winter or else my unit will drop lower than 60 degrees. The walls are VERY thin. I am on the bottom unit and the unit above me has no carpet to help dampen the noise and my upstairs neighbors walk so heavy. I hear it every morning and every night and all day long. It’s the main reason I will not be renewing my lease. Overall, not horrible but the units could definitely be updated and if you get a top floor unit, you might not have as many issues as I did.

Avoid living here. We moved in, in early 2024 because of the location and quickly realized we made a mistake. We had issues with the neighbor above us and management did the bare minimum and refused to help. We had to move to another apartment in the community within the first month. The new apartment might've actually been worse. The A/C had issues and maintenance couldn't fix it. In fact we were told we should get fans... On top of that the apartment above us flooded - our water was shut off as a result for a few days and despite the damage to our ceiling we were told once again - to use fans. The amount of mold, etc that must be in some of these apartments is horrifying to think about. My wife is a therapist and works from home so we gave maintenance a heads up what hours they could come by to check on the flooding during the day. We were then told if they couldn't come in at exactly when they needed to we could be financially responsible for the damage above us. On top of all that - like other people said there are problems with insects, bugs, etc in the apartments. We found scorpions in our bathroom and I highly recommend getting an outside company to come spray etc. We ultimately broke our lease and moved out in October. And I've waited to write a review but over a year later I thought it would be helpful for people to know before they decide the community they are moving into.

I’ve lived here for just over a year now, and I love my apartment and the community. One of the standout aspects has been the maintenance team (Manny, Viktor & Paul) are incredibly efficient, proactive, hands on and just really nice. The leasing office team is very good at communicating well in advance things like water shut off or maintenance work to expect noise and so on and sending periodic updates. This to me is everything, it allows you to be well prepared and not caught off guard with no water for example. They are very patient and understanding with my many requests and questions. The community is peaceful, clean, quiet, and well-maintained. I appreciate that they are continuously making improvements and maintaining the common areas. The location is perfect just 10 minutes from downtown with a close proximity to a lot of shopping, grocery stores, etc. I highly recommend!

Lived here for 3 years. Loved my apartment with a view of the Austin City skyline. The moonlight views from the balcony are beautiful. Loved the hiking trails from the apartment that led to the Greenbelt. The staff were very friendly. Especially Dina Ocasio in the leasing office made the place feel welcome. It is amazing how one person can make such a big difference. But how it is managed by the larger corporate management makes you feel like you are nothing but a wallet to be robbed and fleeced to the maximum. Example: continuous addition of new expensive and mandatory charges like "Valet Trash". You get charged charged a roughly $10-20 per month fee for taking the trash bag from your apartment door to the main trash area which is likely 100 feet away from your door. It is mandatory and not optional. Another example: If by mistake, the rent is late by 1 day, you are charged $250 late fee.
