I would not recommend living here. The elevator is constantly broken, which is a huge inconvenience especially if you live on a higher floor. On top of that, they charge extra fees for things like electricity outside of your Austin Utility bill, and now even make residents pay for maintenance requests, which is ridiculous considering how much rent already costs. The management needs to do better about taking care of residents and maintaining the property properly.

The building and location are fantastic, but a few things really hold it back. Not being able to use the common area for even one small family event really takes away from the experience. It’s not like anyone’s trying to throw college-style parties every weekend, just be a decent host once in a leasetime for loved ones. It’s a shame to see such a nice space go unused. Opening it up would instantly make the condo feel more welcoming, joyful, and alive. This restriction is hard for me to understand. There are also a couple of office areas, but last I checked, residents have to pay something like $50–$75 to use them. I didn’t even bother looking further because, frankly, paying to use space in your own building feels like nonsense. Meanwhile, friends in other condos can freely use their common areas as part of being rightful residents. And then there’s the noise. Every weekend night, karaoke from Punch Bowl Social goes on from about 9 pm to midnight. So imagine trying to sleep while someone sings the worst songs with the worst voices right next to your bed for three hours straight. Even from the top floor, it’s relentless. If management rethinks the common area rules, makes the workspaces resident-friendly, and finds a way to buffer that weekend noise, this place could easily become a better place to live. For now, it’s a great location with some frustrating limits on how much you can actually enjoy it. All things considered, I still like it.

If only NO ZEROS was available!! As a delivery first Time delivering in the domain to be able to go inside the building and to ask for the information to get to the delivery locker room you would’ve thought she would have provided a code. She was very rude. She put up one finger because she was on the phone I get that so I stayed and then she rudely told me where the locker rooms was but I was still confused because how the layout is then all of a sudden I’m walking towards where I felt like she was guiding me “” and I hear a huge voice talking about no the other way, and then I saw her and then she used her fingers to guide the way, but she was just rude body language, and the way that she was being was not a professional

Seemed alright when I first moved in, staff seemed pretty hands-off but friendly. Should've been a red flag when they just gave me the code to their model and didn't give me much information. Security of the building and parking garage are not that great. Most thing are left open and the garage gate is usually broken (for year when I was there). I lived in Building 3 right across from the Sweet Paris and sound proofing here is absolutely a joke. For being in the middle of the mall, there is 0 sound proofing. You can hear everything, from the same 10 songs played by the mall, cars revving their engines, people yelling, neighbors talking on their balconies, up stairs neighbors yelling and throwing stuff, hallway cleaning, EVERYTHING. There was constant construction for about a year since I signed my lease. Half of it was mall renovation but the sound was horrible. I could hear the cranes and drills at midnight and early morning. I also was not informed about it and when I asked, the front desk just said the mall doesn't tell them anything. I feel like it's their responsibility to inform the residents but they clearly don't. They changed roofing for the apartment recently, so much trash and remains fell into my balcony for WEEKS after. It was horrible. I couldn't even use the balcony I was paying for. If that wasn't enough, they increased my rent price for the renewal when Austin's overall rent prices were going down. I fought it (due to so so so many issues with my experience) and matched the price I already had. I would have moved out if I wasn't traveling for a month during my lease end date. They forces you to pay for package lockers and they don't even have enough, I've had packages saying they've been delivered, not at my front door, no email from the package lockers, and when I ask the staff at front, they say they don't know because 'the delivery guys always get clear instructions to put the packages in the lockers'. My package ended up being dumped on the side of one of the lockers in a different building. They charge for packages in lockers for more than 3 days. When I first moved in, I was out of town and got a package in the locker I was not expecting, front desk refused to hold on to it for me even though I did not order anything. I had just moved to Austin, I did not know anyone in Austin or in the area, thankfully I was in contact with my neighbors and they grabbed it for me. Leasing office staff are fine, as long as you don't have any problems. Maintenance team is great though! I could always count on them unlike the other staff. My water bill was really high, I asked the front, they said I used too much water and to mention it to maintenance if I'm concerned. Which I did when I opened another maintenance ticket for an unrelated issue. They checked and said everything looked fine, same thing continued for few months. I was finally told (by maintenance ofc) something might be wrong on the billing side and I need to get on a call with the billing company. After long calls, they mentioned my meter was not reset properly and was getting incorrectly billed for months. I only got credit back from the time I opened a ticket for maintenance to explicitly check my water. All those other times I went to talk to the front or talked to maintenance did not matter apparently. Anyway, it became clear they don't really care for the residents. Amenities are pretty forgettable as well, not the quality you'd expect from the area. It won't be the 'luxury' living you expect. Overall, there's a reason this place has one of the worst reviews in the Domain.

"Unsafe Living Conditions – A Disappointing End After 11 Years" 1* Rating! I lived at Residence at the Domain for over 11 years, "I would give this apartment complex one star due to the severe health and safety issues I encountered during my 11 years living here. The property management allowed numerous problems to escalate unchecked. Even with photographic and video evidence, the management failed to take proper action. I cannot recommend this complex to anyone, as they’ve demonstrated complete disregard for tenant well-being and safety." What started as a comfortable home ended in unsafe, uninhabitable conditions. Here are the conditions: 1. Serious Health Hazards: The HVAC system had mold, rust, and silica dust contamination from renovations. These conditions worsened my severe asthma and led to continuous respiratory issues multiple ER visits. Mold spores and silica dust are well-documented health hazards that violate EPA and OSHA air quality standards. Management ignored repeated warnings about the risks. 2. Negligent Repairs: Instead of addressing the root problems, management provided temporary fixes, such as a window AC unit that stayed in my window from Oct to Dec moveout. While the HVAC remain unsustainable for weeks. This prolonged exposure to unsafe air quality and failed to meet basic building code requirements for heating and cooling. Mold and Water Damage: Persistent water discharges from the HVAC caused structural damage and mold growth, failing to comply with health and building safety standards. 3. Silica Dust exposure: During, removal of floor tiles. Silica dust from sanding cement floors spread throughout my apartment, coating everything from kitchen appliances to personal belongings, and even infiltrating the air ducts. Silica dust is hazardous, especially for someone like me with severe asthma, and its presence made the apartment entirely uninhabitable. 4. Unfair Treatment of Tenants: Despite enduring these unsafe conditions, I was unfairly charged prorated fees upon moving out. Management showed no accountability for their failure to provide a habitable environment, which is a tenant’s legal right under Texas law. 5. Impact on Health and Quality of Life: If you or a loved one have asthma or any respiratory condition, do not live here. The unsafe environment and poor air quality pose severe health risks, especially for those with pre-existing conditions. “Final Recommendation”: I encourage prospective tenants to speak with current residents or read reviews thoroughly to understand the ongoing issues at this property. For your health, safety, and peace of mind, I strongly advise looking elsewhere.
