First of all, I really wanted to like Regents & was prepared to give them a 5-star review, especially thanks to Kai for his extensive assistance & the affordable rent prices. Unfortunately, after recently experiencing multiple issues in my apartment, coupled with inconveniences throughout the semester that I initially overlooked to give them the benefit of the doubt (such as having to sleep on the couch on the first night as I didn’t get my mattress when I was supposed to), my disappointment has compelled me to share my poor experience. The situation began the Friday before Thanksgiving break when I returned to my apartment & discovered an infestation of drain flies in my bathroom—at least THIRTY of them, which looked like straight out of a nightmare. I immediately submitted an emergency maintenance request, as I am absolutely terrified of bugs, but either way, no one should have to live in such conditions. Days passed, & my maintenance request remained unresolved, making me have to go out of my way to take action myself. When I revisited my apartment, I was horrified to find that the number of drain flies had MULTIPLIED, so I filed yet ANOTHER emergency maintenance request, stressing the urgency of the situation. According to the internet, drain flies come from filthy drains filled with organic matter (which means that the apartment doesn’t clean the drains), so to clean the drains, I used baking soda & vinegar topped with hot water as suggested online. Throughout the Thanksgiving break, I made regular trips to my apartment every other day to take the problem into my own hands (which no one should have to during their BREAK), all while my maintenance requests remained unresolved. I called the maintenance line hoping that they’d at least lend a helping hand, only to learn that pest control matters aren’t considered emergencies. Although some might find this reasonable, what’s NOT reasonable is this next part. While doing this process of baking soda & vinegar with hot water, I was supposed to return to my apartment to stay until winter break on Saturday, so we decided to leave the solution to sit in the drain until then from Friday morning since the internet said the longer you leave it the better. We didn’t take into account that the baking soda would thicken & harden without water, so what ended up happening when I returned on Saturday is that the water from my sink & shower wouldn’t go down the drain due to the baking soda blocking it. Now, I know you could argue that this is our fault & I agree, but that’s not the part that I’m here to complain about, which is maintenance itself. Because sure, if pest control not being an emergency is reasonable, what’s NOT reasonable is the water not draining not being an emergency that should be taken care of IMMEDIATELY. I could not use my sink or shower for a WHOLE day, & called maintenance THREE times, just for them to give me the same robotic questions & responses every time. The most triggering one being that “the next available technician will be on their way as soon as possible,” but that they can’t guarantee or tell me exactly when I can expect them to arrive, aka NEVER because I ended up just taking care of the problem myself, including the ongoing drain flies for the most part which I have killed at least 100 with a vacuum, & I know that they will still have the audacity to mark my requests as “complete” as if they resolved it themselves. Speaking of "completing" my maintenance requests, just when I thought it couldn't get any worse, the hot water in my unit is suddenly completely gone, forcing my roommate and I to shower in extremely cold water in the already freezing weather (I can't even feel my hands as I'm writing this review). I had put in a maintenance request about this at the same time as the ones about the flies because I noticed that our water wouldn't stay hot for long anymore, but if anything, it seems like they made it worse even though they said they "completed" it. Oh, & like the other reviews, my electricity & water bills are also absurdly high.

The current management really turned things around. I am currently resigning for the third year at this apartment complex. I would like to give a quick shoutout to Kai for really prioritizing my wants and needs when finding a place to live. However, it hasn't always been like this. I have definitely had my fair share of problems here. It was extremely clear that the old management really put profit over their residents. The first year I moved in, I was the random roommate out of four residents. The next year, I wanted to resign with three of the roommates but they wouldn't allow me to unless it was a full unit. I brought up how I was the extra roommate last year but they quickly shot down anything I said. They essentially did not allow me to renew the apartment and my friends and I had to settle for a different floorplan. This year, I brought that up and the current management apologized and ensured that would not happen again. They found the floorplan we wanted and quickly signed us. They really made sure we got everything we wanted as a resident. I would also be aware of random/extra charges for storm/water. There can also be mold build up in cabinets, washing machines, etc. However, for the price and location, it is a pretty hard place to beat. I would recommend signing here, especially in the lofted units!

This is my worst living experience at a West Campus apartment. Upon move-in, there were already issues with roach infestation, furniture damage (which still hasn't been replaced or fixed yet), and lighting. Additionally, even though I pay for parking, I have yet to receive a vehicle gate reader pass. The most egregious problem is the additional charges that come out of nowhere. We already pay for utilities through the city of Austin. However, extra water, sewage, and electric utility charges were added to our bill without any explanation. I would not recommend anyone live at this apartment; there are far better options in West Campus.

This apartment has severe communication issues with tenants. Upon move in, the furniture and lighting were in need of repair and replacement which has still yet to be done for our unit even though it has been weeks since a request was made. Additionally, despite paying for parking, I have not received a pass nor vehicle gate reader as well since moving in. Finally, charges are placed on rent seemingly at random without explanation, making the actual rent to stay at this apartment much higher than advertised with the "administrative fees" and utility charges on top of paying for city utilities. I would not recommend this apartment at all.

We rented an unit with furniture and after 3 weeks the apartment is still empty. Management doesn't respond our inquires nor have provided us with any updates. We have called and send messages in their portal and still no responses. The lack of furniture and of an answer from management is unacceptable.
