Presidium Waterford Apartments

The management and maintenance teams are excellent—very responsive, professional, and easy to communicate with. I truly appreciate their efforts and support. However, there is a persistent issue with smoke in the building. I frequently smell smoke in the hallway, the elevator, and unfortunately inside my apartment as well. This has been very disturbing. As a pregnant resident, I am particularly concerned about air quality and health. I prefer to open the windows for fresh air, especially since this is a relatively new building, but the smoke smell often makes that difficult. This issue is not a minor inconvenience—it is a health concern. I strongly urge the property management to take more effective measures to enforce smoke-free policies and ensure that shared spaces and residential units remain clean and healthy for everyone in the community. Residents should not have to live with smoke entering their homes.

My experience at Presidium Waterford has been very disappointing. Communication from management has been poor, and several concerns have not been addressed in a timely or effective manner. Maintenance requests often take too long, and issues are not properly resolved. The constant highway noise is very noticeable day and night, making this far from a quiet or peaceful place to live. It’s difficult to rest or feel comfortable at home. Cleanliness is also a problem. The hallways are frequently dirty, and there has been animal waste left in common areas, which is unsanitary and unacceptable. During winter, pedestrian walkways were covered in ice, creating dangerous and unsafe conditions for residents. Overall, I expected better maintenance, safety, and customer service for the price. Unfortunately, my experience has been very frustrating. I would not recommend this property.

We lived at Presidium Waterford Apartments for about six months and had a wonderful experience from the start. The staff made the onboarding process smooth and welcoming, and the apartments themselves are beautiful with amazing views. The amenities are great, and maintenance support was always prompt and reliable. What truly stood out was the management’s compassion. When we had to relocate due to an unexpected medical situation, the team was incredibly understanding and even waived the early lease termination penalties—something you rarely see these days. That level of empathy made a lasting impression on us. For the quality of the apartments, location close to malls and grocery stores, and especially the outstanding management, I highly recommend this community. We’ll remember it fondly.

We’ve been living here for over a year, and our experience has been quite fantastic. The location is a solid 10/10 — close to the Domain and downtown (10 minutes away) and also around 10 minutes from the Cedar Park area, which makes everything very convenient. Maintenance is quick and responsive, and the staff is amazing. They organize lots of fun community events, which really makes the place feel like home. Communication from management has always been proper and timely. The amenities and lounge areas are quiet, spacious, and feel new, with very nice interiors. We hosted a couple of family events in the common areas, and everyone truly enjoyed them. I was initially concerned about paper-thin walls, which can be an issue in newer apartments, but this community is well built compared to many others. Noise between units has not been a problem. The views from the upper-floor balconies are great, and the high ceilings and large kitchen are a big plus. While the one-bedroom apartment is on the smaller side, the space is very well utilized with plenty of cabinets and storage throughout the apartment, which I really appreciated. A couple of things to note: parking can be a bit challenging sometimes you may have to park on a different floor than your apartment. assigned parking is available for an additional fee. Also, highway noise may be noticeable if you’re used to very quiet surroundings. While the community feels well maintained, there are no security cameras in the elevators or lobby areas. That said, overall it’s a great place to live, and we’ve genuinely enjoyed our time here.

It’s been a while, but I’ve been meaning to write this review for Presidium Waterford! A huge shout-out to Blanca! She is fantastic. I’m so grateful that she was the one who helped me throughout my entire process there. Even though I wasn’t able to stay long due to relocating for work, I truly appreciated her consistent communication and support. The maintenance team was always on point, and I genuinely enjoyed my time living there. The apartment was beautiful and stunning, the gym was one of my favorite places to unwind, and the location could not have been better. Thank you all for an amazing experience!
