Property Manager has created a playground for thieves. The location is perfect, for any thief. There is a perfect park across the way that will give any thief an easy way out, especially since the sliding gate has been busted ~80% of my time here over 3.5 years (so far). The gate is currently broken, despite the manager sending out a text blast on April 30th, 2025 (it is June 17th, 2025 currently), stating "...there has been a rise in crime level in the area" and has done nothing to make sure his residents are safe. The security cameras are in 1 of 2 states: pointing straight down/into the roof or non-existent. The "security" guards are not on duty all night and only do a quick check in. There is no sense of safety at night. In a conversation with the landlord, he lacked empathy, respect and did everything in his power to avoid discussing a solution or taking any level of responsibility. This owner should not be trusted. Seek residence elsewhere, you and your families are unsafe. Edit: To add: We moved out at the end of September, and they went in a week before move out and ripped out the walls and placed the toilet in the shower. Creating an unlivable situation. We had left a few things in the apartment that we were going to move to our new apartment before the move out day. We arrived to a complete, unlivable wreck. The management is a joke. They actually tried to charge us for the damages they caused. Make sure to remove your cards when you move out or they will attempt to charge you for made up, management caused fees. Also, when they entered our apartment, per our lease; they needed to do one of two things and did neither; - contact us to request admittance - leave a note in a visible location in the case of an emergency Neither occurred. They claimed it was due to the apartment being “abandoned”. Texas state law says if there is any furniture, it’s not abandoned. So, if it was abandoned in their eyes, why would they then claim there was furniture left in the apartment that we have to pay for removal? They have no idea what they are doing and attempt to scare their tenants into paying outrageous fees. We have receipts of all this. If an attorney wants to take this, I would love to take this further and see justice. Eric Herrera is the name of the property manager, and he is hands down the slimiest person in Austin, TX. Do not live here.

I lived here about 12 years. Management or Ownership has changed several times. The apartment complex is nice for an older place and a great price. I’ve always felt safe here even with the homeless raiding the dumpsters occasionally. They mean no harm so can just be ignored. There is a bug problem which pest control never seemed to be able to get under control so I handled everything on my own. I did get things under control with regulators and blocking all outlets (they live in the walls) but took a while to find something that worked. Even with that issue, I’d live here again if I ever need to be back in south Austin.

Generally a good experience. I lived here for nearly a decade. It was a comfortable and quiet place to live. There were numerous maintenance issues, mainly plumbing. However, each issue was addressed and resolved in a timely manner. Maintenance crew is solid and friendly. The laundry facility is a huge rip-off, it’s the only thing that agitated me during my existence there. Overall I feel like rent prices are a little high but not terrible.

I liked Polaris on the Park! The apartment, while a little older, was spacious and a good bang for your buck. I will say while you are less than a 10 min drive from downtown, you still feel kinda far. So I would rent in the city if you are looking for a more downtown scene. The complex was chill. We had a noisy annoying neighbor at first, but are neighbors at the end were lovely. I liked that you didn’t have to pay for parking monthly. You are close to restaurants and Walmart etc but there is nothing within walking distance so that is a bummer. The staff at the office were awesome and always kind. I wish that there was more communication sent out about when the office was gonna be open/closed. There were times when I needed to get a package and my work hours didn’t allow me to get it during the week. So, I went early on a Saturday and they were closed. Even though the hours said open. I went back an hour or two later and they would still be closed. So I had to adjust my work schedule just to pick up a package and that was annoying. We also had to wait a few months at the beginning for a mailbox key because they didn’t have the stuff to make the key. The staff was more than willing to let me use their master key to get my mail, but again, office hours made it hard, so I would often have to go a while before getting my mail. Also, per Texas law they do not have to give you notice about entering your apt. They did that twice while repairing a leak which was fine, but it scared my cat and if I had know they were coming I would have shut her in the bedroom so she wouldn’t have been stressed. Although, these are just small complaints, all in all, not a bad place to live!

When I moved to Austin, I had to find a great place at a reasonable price. Everyone in the office, Gina, Michael, and Eric were extremely helpful and got me approved and moved in quickly. Even though this is an older complex, the apartments are freshly remodeled and clean and nice. I have to admit I lived here a year and never had any problems with noise, neighbors or pests. It’s a great choice to live.
