DO NOT MOVE HERE IF YOUR LIFE DEPENDS ON IT. THIS IS NOT AN EXAGGERATION. Living under G&B Property Management has been not one of the most but the MOST stressful, horrific, infuriating experience I've ever had as a renter. From the beginning, serious issues involving water damage, mold concerns, pests, and a failing AC system were either ignored or given temporary, cosmetic "fixes." Maintenance would come out, do the bare minimum, and leave. One so-called repair involved spraying expanding foam into a hole under the sink to block pests and moisture. That was it. No inspection. No remediation. No concern for long-term safety. Communication is intentionally terrible. Calling the office means being placed on hold for 20-30 minutes, then having the call disconnected. This happened multiple times. Emails were ignored or met with canned responses that avoided answering direct questions. Leasing agents Andrew and Blake were dismissive and evasive. Any attempt to get clear answers about fees, move-out options, or tenant rights was deflected with "it's in the lease," while refusing to provide anything in writing. That is not accidental -- it's a tactic. What's most alarming is how little this company values resident health and safety. Habitability issues are treated like inconveniences. Accountability does not exist. Transparency does not exist. Urgency does not exist. This is not an isolated incident -- it's a pattern. Just read the other reviews. Delayed repairs. Poor communication. Disrespectful management. Tenants left to deal with unsafe conditions while management hides behind legal language. Austin has no shortage of apartments. Do not waste your money, your time, or your health here. Signing a lease with this company is a mistake you'll regret. Seriously, the second you send them your first check, they'll keep coming for your money and ruin your life with their abhorrent negligence. They are money hungry and don't care about you, they will literally keep your security deposit for made up reasons and try to ruin your credit as the cherry on top. These people are DESPICABLE. DO. NOT. MOVE. HERE!!!!!!!

Absolutely the Worst Living Experience – Avoid at All Costs I lived here for just 5 months (Jan 2025 to May 2025), and that was 5 months too long. From day one, there was no hot water in the kitchen sink — and they never fixed it. The internet? Nonexistent. After two months of complaints, their “solution” was to tell me to deal with Spectrum myself, even though Spectrum clearly stated the issue could only be resolved by the property management. Completely unacceptable. The property management is hands-down the most negligent and unresponsive I’ve ever encountered. They do nothing, take no responsibility, and leave you to fend for yourself. And don’t expect to see your security deposit again. They’ll invent bogus charges like “tub resurfacing” and “paint touch-ups” — even if you’ve only lived there a few months and left the place spotless. I didn’t damage a single thing, yet they still found a way to keep my deposit. This place is a scam. Save yourself the stress, money, and frustration — look elsewhere.

When I lived hear, it was literally featured on the local news for how terrible the conditions were. The heating didn’t work in the winter or the AC in the summer. Maintenance never fixes any type of issue. The laundry rooms are unusable. The office staff is rude and unhelpful. There’s needles in the parking lot. There’s mold in the vents. They renamed it from west 24th apartments to Pease Parkside and deleted reviews but nothing has changed other than the name. Quality is horrible and the rent is still high, do not live here

EDIT: THEY HAVE DONE ABSOLUTELY NOTHING TO COMMUNICATE WITH ME AFTER THEIR REPLY TO THIS REVIEW. It has now been 3 weeks for my dishwasher and they marked it as “complete”. They have not tried to make anything right after my food spoiling because of an electrical problem they caused and I have documented. My next steps are probably going to have to be the TAA and more. Original: Absolutely the worst property management I’ve had/seen in Austin. Been with this place 10months. They’re horrendous with maintenance. My last straw after multiple mishaps. They spent 4 hours today redoing every outlet and switch. 30 min after they leave, I have no ac and no electric. This is the 3rd time my ac has gone out and I have pets. This is so exhausting.

I love my little apartment, but had a slight problem moving in. Once I got moved in staff was very helpful. Good lighting and great location. Good value for the money.
