I was a happy resident at Pathways for three years—until the management changed this past summer. Everything went downhill fast. I received my lease renewal letter extremely late and was pressured to make a decision only 30 days before my lease expired. I chose to renew, but despite following up multiple times, I never received any approval or communication for over two months. During that time, my lease expired not once but twice, even after they gave me a courtesy extension. Because management failed to communicate and never processed my renewal, I decided to move out at the end of my original lease term. I have a final ledger (from the Area Manager) showing a $0 balance and my official move‑out date. Now, months later, I’m receiving invoices and collection calls claiming I owe over $4,000 for “abandonment” and “reletting fees” on a lease that was NEVER signed or executed! I reached out (to the same Area Manager) and have received no response. I am formally disputing these charges and requested written confirmation that they will be removed. This experience has been incredibly stressful and unprofessional. I hope UPPER management resolves this quickly, because no tenant should be put through this.

Warning: Do not trust anything that the Property Manager, Hunter (at Pathways at Goodrich Place) has to say. He has been very slow, and unreliable. He has not kept his word about doing what he said he was going to do, when he said that he was going to do it, on several occasions. On multiple occasions, he told us that he was going to be sending the rental application that we filled out to the Compliance department (which I guess is required), and he was very slow about doing that task. We filled out an application on a Friday morning, and by the next Wednesday, he had still not sent the application off to the Compliance department, even though he said he woukd get it sent off by Monday. And then again, when we applied for a different apartment, he seemingly dragged his feet for many days before sending off the application to the compliance department. He also would not allow us to look at the 2nd apartment that we applied for, for some unknown reason, even though he said it was empty and almost ready for move in. Anyways, we are on the Section 8 / housing voucher program, and when the compliance department approved our application, he sent us an email to tell us that he was going to fill out our Tenancy Request papers, and send them to our worker on Thursday. And guess what, he failed to send the paperwork on Thursday, and Monday morning came around, and our worker replied to an email that I sent her on Friday evening, and she informed me that she still had not received the RTA paperwork from Pathways at Goodrich Place. We have wasted over two weeks trying to get an apartment from this very lousy, and unreliable property manager, and we have been in there many times throughout the two weeks to tell him the urgency of us needing to find a place to live, by the end of the month. We have to be out of our current apartment in 6 days, and really needed him to keep his word about sending our worker the RTA papers, and he has delayed doing that for two days now, after he told us we were approved. We are going to be homeless due to how slow he has been, and who knows if the apartment is even ready for inspection and approval anyways, because he did not allow us to look at it. Anyways, beware of Hunter. He is unreliable, and does not do things when he says that he will do them. Oh, and by the way, this apartment complex has no elevator, and he wanted to put me and my mother on the 4th floor, even though he clearly seen that I have to push my mother around in a wheelchair. It is clear that he does not care about other people, or doing his job, or keeping his word about when something is going to get done. This has been a very anxiety ridden ordeal, dealing with Hunter. Oh, and they very rarely answer the phone, and Hunter does not reply to emails. We have had to go over there in person to get answers, which were completely unreliable, coming from Hunter. Really regret ever visiting Pathways at Goodrich. We will probably have to stay in our horrible apartments another year now, because we are almost out of time, and facing homelessness. We told Hunter multiple times that we have no friends or family to help us, and this application and approval was very time sensitive. He does not seem to care at all, due to his lack of doing his job in a speedy mannor, and keeping his word about when he is going to do something. We are just so upset, and very scared, due to our situation. Wasted two weeks on this horrible, unreliable place, and now we are almost out of time. So, thanks a lot Hunter, for being so unreliable, and uncaring about our very time sensitive situation, to get into an apartment by the end of the month. Horrible, unreliable, uncaring property manager. A lady that I spoke to over the phone on Friday afternoon was kind of nasty to me too, and did not seem to care about our situation, and seemed to think that our Application was still at the Compliance department, which according to Hunter, came back for Approval on the day before (on Thursday). So, maybe Hunter was lying about the approval.

If I could give this place zero stars, I would. This is not a good place to live. My mother was placed in an apartment that was completely unacceptable — it was filthy, smelled strongly of urine, had roaches, and the cabinets were falling apart. No one should be moved into those kinds of living conditions. The way this situation was handled was completely wrong, and it shows a lack of care or responsibility from management. Do not live here.

I’ve had an incredibly frustrating experience living here the past year. Management mishandling a rent payment my roommate and I submitted by money order — then refused to take any responsibility for it. We were treated like it was our fault, despite having proof of payment. On top of that, my car has been broken and stolen into twice in their parking area with no real security measures or concern from management. Between the disorganized office, lack of accountability, the roach infestation, and unsafe environment, I would not recommend living at a Pathways at Goodrich. I’ve been here for three years and the last few months to a year has been nothing but issue after issue.

Jennifer was an Amazing person when me and my fiancé was looking for an apartment! She asked us a whole bunch of questions about what we wanted and looking for. I thank god everyday for her and really appreciate her time and hospitality!
