I’ve lived at Parkwood Terrace for a year now and couldn’t be happier. The community is clean, quiet, and the staff, especially Mary and Sterling, are always incredibly helpful and kind. The amenities are well-kept and genuinely add to the living experience, from the gym to the pool and common areas. I highly recommend Parkwood Terrace to anyone looking for a great place to live.

If you’re late, expect eviction proceedings to start at 12 days, no exceptions, regardless of your circumstances. That lawsuit follows you (even if dismissed) when you apply for your next apartment. I paid $2,100/mo when I moved in (for a very dated 90’s-style unit) and am now at $1,600. In three years I dealt with a ceiling leak that required multiple requests before it was patched (not fully fixed) and a recurring cockroach problem in Building 5. My biggest issue: late fees and refusal to work with tenants. After a medical crisis and wage garnishment, I asked for help catching up. Instead, I was stuck in a two-year cycle of $240 late fees—about $5,700 total. When I finally caught up and paid on time for 7 straight months, a payment bounced over three cents because of how my bank’s system works. Management tried to tack on a $75 NSF fee before the payment even showed as failed. They only backed off when I pointed out that legally, they had no grounds. Immediately after, they disabled my online ACH access again. These policies feel designed to maximize penalties, not to help residents succeed. I’ve kept every email and text if anyone wants receipts. After three years, I won’t be renewing my lease. Update in response to management’s reply: I never disputed that I signed a lease. The issue is how aggressively management pursues fees and eviction compared to other properties. “Working with me” mostly meant collecting thousands in late fees rather than setting up any kind of realistic plan to get back on track. On the maintenance side: yes, I wasn’t always home immediately, but it still took multiple requests and an emergency call before the ceiling leak was even patched—not repaired. “Access denied” four times doesn’t explain why it dragged on for weeks. My review isn’t exaggeration; it’s a reflection of lived experience. The pattern is clear: this property is quick to penalize and slow to fix. Since you want to point out the amount of times I was late, have I missed any promise to pay dates? The answer is an emphatic no. How about the three times a bounce occurred? I brought ya’ll a money order as soon as I discovered there was an issue that was going to lead to a bounce. Every bounce was discovered before they even knew it was going to bounce and I immediately rushed a money order to ensure rent was paid as promised. It was never a “I didn’t have it” and was always a systematic issue based in how my banks online app works. This was explained, but their response was always a shrug of the shoulders and a demand for a $270-$160 late fee. Paint me however you like, but prospective tenants will see this and know how ya’ll do business. Instead of villainizing tenants, how about you adjust your business practices to align with the fact that housing is not business; it’s a human necessity and should be treated as such. Also, in the interest of fairness, I was recently placed on medical leave for work. I was open about my leave with the office and they did seem to not be AS aggressive. I wasn’t able to bring in rent until the 13th due to awaiting my short term disability payments. They agreed to accept the payment on the 13th without any hostility at all. If I’m gonna call out the bad, I’ll acknowledge the good. 11/5 edit: So they have now retaliated against me for this review. I was intending to move out at the end of my lease anyway, but they left a letter in my door to indicate they wouldn’t be offering to renew my lease. They’ve renewed my lease every year since 2022, but the year I post this review, no renewal offer. Just keep all of this in mind when you visit this property. There are many properties around this area that are not this way; avoid this property if you’re looking for real peace. Also, they’re now threatening parents with lease violations for kids riding their bikes on the property. This place is dog friendly, but not kid friendly.

Parkwood Terrace is one of the best apartment communities I have ever lived in. It’s quiet, always clean and well kept, and the office staff is always friendly and willing to help. Maintenance is always quick even though I have had no major issues, and I appreciate that it’s a TRUE gated community you can’t even come up fr the sidewalk without an entry code. I am almost certain I will be renewing my lease here.

This is probably one of the best properties I’ve ever lived at. The application process was quick and simple. The property itself is well maintained. Maintenance team always responds in a timely manner for any work orders I put in. The office team is always helpful & polite. You can tell they care about this community. My neighbors are all pretty friendly in passing. I’ve never had any issues with my packages being delivered, the mailroom is a secure spot.
