There are many issues with maintenance and security at this complex. Constant water shutoffs and/or hot water outages, elevators out of service, pool and spa breakdowns. We also experienced a theft of a bicycle locked in our van infant of the apartment as well as a homeless person who was sleeping on our porch while we were out of town. The office responsiveness and attention to detail is also a little sub par

As a potential resident of The Overture at age 70, I asked for a tour with a resident friend as I explore living options in Austin. This individual has lived there several years, so I knew they would be a great guide to all of the current benefits. At first glance, it’s a lovely place, with a great location, a grocery store across the street, wonderful restaurants & businesses nearby in the Mueller development. I really wanted to like it. I’m very active for my age & want the benefit of other active seniors. Not many of those, it seems, ‘though when my friend moved in, there were great folks and lots of activities for a broad spectrum of interests. Now the gym equipment only partially works, & there aren’t many classes. Most of the folks I saw as we walked around the lobby and halls seemed far more challenged by both age and abilities than I remembered from a short visit a couple of years ago. My friend confirmed this. We got into an elevator, & my friend introduced me to the other occupant, who expressed the hope that the elevator would work long enough to get us to the right floor! I was speechless, but they both agreed that it would be nice if the elevator we were on would continue working so they didn’t have to reroute to the old freight elevator. As we walked to their apartment, I also noticed a pervasive odor of dog waste. I’d seen a dog run area when I parked in the visitors’ garage, & I’m very happy to have pets around, but who wants to smell this every time you step out of your apartment? I asked if it was just me smelling it, but my friend confirmed they could smell it, too. Going into their apartment, I asked about upkeep & satisfaction with response to issues. Nope, not good. It can take days to get something fixed that is Overture’s responsibility, and the A/C system seems particularly vulnerable. Not what I want in Texas heat! Additionally, rent increases are rampant each lease renewal in spite of fewer services (even the pool and hot tub have been closed off several times) & amenities. My friend’s apartment is definitely not as big as some that certain older 55+ developments offer. The only thing that happens more often that a rent hike is a complete change in the management team. Make of that what you will. What really clinched a final “NO” for me was the news that this building is not secure despite gated parking and key fobs required for entry into all floors! Residents’ cars have been repeatedly vandalized in the parking garage, & inside apartments robbed as well! Knowing I would never feel safe here, I’m definitely marking Overture off my list. Management, you don’t have to contact me. I’ve already told my friend I will help them move. They’ve put it off long enough!

Overture Mueller is a wonderful community of the most friendly and wonderful people. The office staff is extremely friendly, attentive and caring towards the residents. They do a great job at events and go out of their way to ensure the comfort of all residents. The fitness program is very varied and from Mondays through Saturdays every week, it offers a number of sessions to fit different needs and ability levels. I am very glad my family found this place for me. It feels like home!

We just helped my mother in law move there. WE LOVE IT. I wish I could live there. They're building a great community for seniors, tons of activities with brand new amenities. Big Pool, bocce, grills, stadium seating with huge big screen to watch movies or games. The thing that makes this place great is the staff, especially Elizabeth--they go above and beyond to help the residents. If my mom moves to Austin she will live here.
