My husband and I recently moved into Nalle Woods. The property feels peaceful, and the location is very convenient to Austin, while still feeling tucked away. The management team has been professional and responsive. We really want to say a few words about Joshua. He is an excellent part of the Nalle Woods staff. From the minute you walk in the door, and at all times he always greets you with a wonderful warm greeting. Joshua goes above and beyond to make sure that every question we asked was explained and he took his time which made us feel so glad to be here. We just sold our home after living in our four story condo on Lake Austin Condo fot 22 years. We looked at many properties, and our wonderful locator, Audra, sent us to Nalle Woods. As Joshua showed us around the property, he answered many questions, and he was so incredibly knowledgeable and friendly when we were looking at the property. The community feels safe and quiet, which was important to us. I would definitely recommend Nalle Woods to anyone looking for a wonderful place to live in Austin. I would also tell them to talk to Joshua as soon as they walked in the door.

We chose Nallewoods (owned by the Morningside Group) and paid a premium expecting a high-quality, peaceful living environment. Unfortunately, our experience has been the opposite due to our upstairs neighbors repeatedly violating community quiet hours, despite multiple complaints. To be fair, the property management team has been pleasant to communicate with—especially Joshua and the property manager Lindsey—and the maintenance team has been excellent. Joshua also helped resolve an earlier incidenin which garbage was thrown onto our balcony. However, the disturbances have continued. Two nights ago, around 10:30 PM, our upstairs neighbors began washing their balcony with strong chemical odors, banging objects against metal grills, and later dragging furniture, dropping heavy items, and vacuuming until 2:12 AM. This resulted in a very difficult day for our family due to early work and school schedules. Last night, similar behavior—heavy objects dropping and vacuuming between quiet hours (around 11:40pm) —again caused another sleepless night. We have lived in multiple apartment communities where quiet hours are respected as a basic courtesy to neighbors. Unfortunately, that has not been our experience here. This has been a recurring issue, and despite repeated complaints, it remains unresolved. We have recorded the most recent incidents and will be sharing them with management, though recordings alone do not fully capture the ongoing impact on our daily life. We hope property management will take stronger action to consistently enforce community quiet hours and improve the living experience for residents.

I would not move here unless you just like wasting your money. It takes maintenance a long time to fix a request. If you have already given your notice to move, forget about getting any work done in your apartment. Also, don’t plan on getting any of your deposit back. They look for things to charge you for. They will also use damage from a previous tenant against you unless you scrutinize the apartment from top to bottom upon moving in. Make sure you notate everything with a picture that is dated. Additionally, don’t waste your time or money having the apartment cleaned as they will just tell you that your cleaning crew missed several things. And therefore, the apartment had to be cleaned. The dog park is great. You will meet some great people there, but don’t expect all the dog owners to clean up after their dogs, because they don’t. I leased the apartment sight unseen, as I was coming from out of state. I was really disappointed with the property. The photos on line make the property look great, but know that the property won’t look like the pictures.

I absolutely love living at Nalle Woods. I’ve been here for three years, and it truly feels like home. Everyone at the front office especially Josh, Lindsay, and the entire maintenance team are wonderful—they’re always positive, kind, and genuinely a joy to see around the community. One thing to note is that the property is on reserved land, which is actually a huge bonus. You get beautiful greenery, peaceful trails, and a natural setting you don’t find everywhere. With that comes the occasional critter (yes, raccoons!), so it’s something to be aware of—but it’s part of the charm of living on such a beautiful property. Thank you to the management and maintenance teams for consistently creating such a welcoming and caring environment. I’m grateful to call Nalle Woods home.

I moved from NYC to Nalle Woods almost 6 months ago and have had a great experience so far. I had an issue with the hot water my first few days moving in and David and team were amazing and replaced it immediately after a day of troubleshooting. Josh, Wo, and the team in the office are great and go above and beyond with communication and customer service. I’m used to NYC apartment life and this definitely feels more like a home. Just like any communal living, there are pro and cons, but this community fit my need of work commute, peace, and greenery.
