Absolutely horrible. Car was broken into and stolen! Had to file a police report as well as contacted a lawyer to get out of this lease. Not a safe place and the admin doesn't support in other problems. I have 3 open tickets about cockrosches and wasps that they never looked at. Do not move here!!

⭐⭐⭐⭐⭐ Highly recommend Hillside Place Apartments! I toured the property last week and was really impressed. The entire complex has a clean, modern look that feels welcoming and well-maintained. It’s clear that the staff takes pride in keeping everything in great shape. Thank you to Avery, who was absolutely amazing during the tour. She was warm, professional, and super knowledgeable—she made me feel comfortable right away and answered all of my questions with patience and honesty. You can tell she genuinely cares about helping people find the right home. If you’re considering a move, definitely keep this place on your radar!

I wish I could give a 0 star review. Living at Hillside Place Apartments has been an absolute nightmare from start to finish. Let me break it down: Unresponsive and Unhelpful Staff: The staff is beyond useless. They rarely answer calls, and finding them in their designated office is like playing hide-and-seek. Communication is virtually nonexistent. Facilities in Poor Condition: The swimming pool was out of service for months, yet the area was constantly filled with people hard-partying, drinking, and creating a noisy environment. The trash area was perpetually smelly, and it seemed like no one cared about maintaining the property. Washing machines? Often broken and took forever to repair. Unfair Move-Out Practices: This was the worst part. My roommate and I submitted our notice of vacancy well within the required timeframe, cleaned the apartment thoroughly, and left everything in excellent condition. Despite this, they changed our move-out date to two weeks later, resulting in outrageous fees they threatened to send to collections. After countless calls and emails with no response, they corrected the dates but still double-charged us for prorated rent we had already paid. Hidden fees were constant, and deposits? Forget about getting them back. Hidden Costs Galore: The seemingly affordable rent is a trap. Hidden fees and inflated utility charges—often suspiciously high even when the apartment was vacant—make it far more expensive than it seems. Do yourself a favor: DO NOT SIGN A LEASE HERE. What seems like a good deal quickly turns into a financial headache with endless stress and zero accountability from management. This was, without a doubt, the worst housing experience I’ve had in Austin. Stay far, far away! P.S.: To the property management: Please do NOT respond to this review unless you are willing to refund the double-charged prorated fee. Anything else will just add to the frustration and further demonstrate your lack of accountability.

If I could give 0 stars, I would. Hillside Apartments has been a nightmare from start to finish. Reaching out to the management is nearly impossible—emails and calls go unanswered, and the leasing office is always closed. When my apartment flooded, they didn’t address the issue until a full week later. The pool was closed the entire summer of 2023, and during summer 2024, it became a party zone with people drinking in front of kids, completely disregarding rules. The management does nothing to enforce policies, making it an uncomfortable and unsafe environment for families. Hidden fees are constant, and the water and sewer bills make no sense. I was out of the country for two months with no one at home, yet my bill was inexplicably high. The laundry machines are always broken or dirty, adding to the frustration. The property management is aggressive and only cares about taking your money. I gave a 60-day prior notice of my intent to leave, returned the keys three days before my lease ended, and was still charged for an extra 20 days. I called and emailed countless times to resolve this, but no one took responsibility. If you’re a UT student or staff member, save yourself the headache and avoid this place. Living here was the worst experience, and I regret ever signing a lease. Do yourself a favor and look elsewhere!
