Can't say enough good things about this complex. Units overall appearance is beautiful and the facilities are very well-kempt. The staff are phenomenal. They really worked with me during my move to make sure it was as stress-free as possible and they were always available and super friendly. The location is perfect with the park in the back and central market right there. Highly recommend!

WARNING: I do not recommend anyone live at a gables complex. Grady was an excellent employee and always went above and beyond. However, at move out they kept 550 of my deposit because of a carpet stain. There was no stain, the carpets were cleaned by a cleaner but they sent me a picture with a backlight and said there was a stain. I even hired an attorney who sent a demand letter to gables corporate and nothing was done. They do this to all of their residents. They initially were going to take 600 but the estimate the carpet cleaners had was 50 over. If I didn’t reach out they were going to keep it. I promise you, it’s a way to scam tenants after move out. Move here at your own risk.

I lived at Gables for 3 years. I'd give it a 3.5 stars if I could. Pros: 1. Maintenance is fantastic - huge shoutout to Ken. He and the team were ALWAYS there within 24 hours and either complete addressed whatever issue immediately, or explained why more demanding fixes required more time and the process. 2. Location - it's incredibly convenient. The number 1/3/801/803 bus are all within a 5 minute walk, not to mention ready access to the park, Central Market, etc. It's hard to find a nicer location in Hyde Park. 3. In my personal experience, I really liked the amenities and my one-bedroom apartment. It was spacious, the appliances all worked really well and reliably, and my apartment was very clean. 4. I appreciate that Gables actually takes steps to proactively improve the apartment. E.g. the installation of smart-devices. Cons: 1. Price - for a one bedroom at least, it was incredibly expensive (if I hadn't negotiated with the team, I would've moved out a long time ago). It's a luxury apartment complex so you're definitely getting something for that price - it's just that it's probably not worth it. 2. Security deposit - this is mostly an issue with the main office/management, not specific to the Central Park branch. I moved out two months ago and I still haven't received my security deposit back. I called a month after I moved out, and the office said that they didn't have my forward address. This is odd, since I gave my forwarding address twice. It's also extremely disappointing that I had to take the initiative to realize this was an issue, rather than Gables automatically reaching out and asking me for my forwarding address. It's hard not to interpret this as anything but management being greedy and opportunistically hoping that I'd forget to ask for my security deposit. I expected far more from Gables. After I gave the office my forwarding address, I still didn't receive my deposit so I called again. Twice. Both times, a different staff member said they can't see anything on their end, but they'd get the original handler of this issue to call me back. I still haven't heard back. Apparently, no one knows whether the cheque has even been mailed out yet. On an individual basis, the staff I talked to were all always incredibly nice. It's just completely ridiculous that management/the systems in place make getting what is legally owed to me is this painful and tedious.

Gables Central Park was a great first place to live in Austin. Matt and Grady in the office are amazing; always friendly, responsive, and genuinely helpful with anything that comes up. The maintenance team is also the best I’ve ever experienced: super friendly, fast, and do a great job. The location is convenient too, especially if you're a student. The bus route to campus is great and reliably gets me there within 15 minutes. The pool and gym are on the smaller side but always clean, well-kept, and rarely ever run into issues with them being too crowded. Neighbors are friendly. Overall, fantastic place to live!

I have been living at gables for 8 months so far, no complaints, the place is well maintained, the maintenance staff are excellent, the always address any issue very quickly, everyone working there is friendly and nice, the location is very nice next to a park and a central market, rent is okay and in line with other similar places, my only complaint would be the gym, it's smaller than other places I lived at and lacking in equipment, but I won't take a star out of the review because of that.
