DO. NOT. RECOMMEND. I’ve been a Foundation Communities tenant for over seven years, and this has been one of the most frustrating housing experiences I’ve had. I expected professionalism, accountability, and basic follow-through. Instead, I encountered repeated delays, dismissive responses, and unresolved issues that dragged on for over a YEAR—especially regarding disability-related accommodations. **** Foundation Communities presents itself as compassionate and community-focused—but in my experience, that messaging did not match reality. **** When legitimate concerns were raised—particularly involving ** health and disability needs**—communication was inconsistent at best, and more importantly, the necessary actions were often nonexistent. The interior layout adds to the challenges: apartments are placed directly around the central area and children’s playground, where there is constant screaming and noise from 4 PM–8 PM on school days, and all day on holidays and weekends. It’s extremely loud and disruptive. Fair warning if you are shopping for an apartment here—consider this carefully. What troubled me most was the ongoing pattern: problems minimized, timelines missed, and concerns left hanging without clear answers. After nearly a year of trying to resolve matters internally, it became clear that ESCALATION—not cooperation—was the only way forward. If you require understanding, clear communication, or reasonable consideration of health or emotional challenges, proceed with caution. Went for assistance in getting my son enrolled in a healthcare plan. Everyone was super nice and extremely helpful especially the volunteer young man who walked us through the whole process and explaining each step. Extremely impressed with their services in navigating this process. Thank You!!!!

I called the administrative office because I am still missing my security deposit return from a December move out about two weeks ago. They told me accounting never received anything from the apartment management. I called again today to be told the same thing. I then requested to speak to the district manager and was promptly redirected. After a few beebs the phone went silent and the call dropped. I then called the admin office again. Just to be ignored. (I literally just spoke to the lady and now she is actively ignoring my calls because I'm "difficult".) I tried three more times without anyone picking up. I then called the Loretta. Apartment management said that the district manager needs to approve it to be sent out and that this manager was just hired. Great! So the district manager who doesn't pick up the phone is in charge of making decisions over my money. Demand letter incoming.

I signed a Lease agreement around 2019 at the Live Oak Trails Apartments and within a few months, myself and three kids started getting sick from the toxic mold that was growing inside / outside the walls. I took photos of the black mold and reported the problem to management and the Staff set up a dehumidifier, which did not help. I soon realized why the rent was so cheap. The building is infested with roaches and I took photos. I believe that I was tricked into signing a lease that I thought was a great deal because I was not warned by the Property Manager Valencia Gibson that the previous resident moved out due to the severe mold issues. After I addressed the issues, I was given an MOLD ADDENDUM - stating that I could no longer complain. 2023 - I am a single parent and cannot afford to move, even though my family is still having respiratory illnesses from the ongoing mold issues. We need help!
