Delivered an order here the other day and encountered one of THE NICEST after hours attendant personnel you could ever come across. Super nice guy. I wish this was the rule ^ not the exception. Bravo. Great experience with this community complex.

My wife and I are looking to buy a condo/townhome in the Barton Springs/Zilker area and have narrowed our search to Barton Place, Zilker on the Park, Bridges on the Park, and the Villas of Lost Canyon. We started the search three months ago and will likely make an offer on one of the units at Barton Place. Compared to Zilker on the Park and Bridges on the Park, Barton Place units seem to be a bit better constructed (higher ceilings, better finishes, etc.). We looked at a place at Villas of Lost Canyon (which we loved), but our realtor told us that there is a lot of infighting with the board and that the property management company is horrible. The one concern with Barton Place is the noise. I will update once we have made our decision.

Location! Location! Barton Place is the best of both worlds. It's downtown, yet, is across the street from Zilker Park, which hosts Ladybird Lake and Barton Springs spring-fed, year-round pool. It's surrounded by more green space than living in central downtown high-rise. Yet, it's close enough to walk or bike there. The condo fees are lower, than many other condos. Even though, they still have lots of amenities: salt water pool, gym, meeting/party room, decks with barbecue grills, 24/7 guard station, etc. If you like the Arts, Zach theater is across the street on Toomey Road. Along with Dougherty Arts Center nearby, Palmer Auditorium, the Long Center, Umlaut Sculpture garden, Alamo Drafthouse Dine-In multiplex movie theater, Violet Crown movie theater, etc. - all within walking distance. In addition to being able to walk to Austin City Limits, free concerts/events, SXSW events, and SXSW buses to additional festival events at Zach theater. It's within walking and biking distance to Whole Foods, Trader Joe's, Casa De Luz vegan restaurant and retreat, bars, restaurants, the new library, etc. Barton Place, is a low-rise, due to zoning restrictions, since it's across from Zilker Park, to preserve the park-like atmosphere. It also has more green space than a typical high-rise with a large courtyard. There's a condo community garden area, pecan trees, a picnic barbecue area where condo socials are held, rooftop terraces with barbecue grills, a saltwater pool with barbecue area, etc. A great place to own dogs with a condo dog run on one side the length of the complex, a walking/jogging trail, along the other side of the complex, large fields and swings across the street, running/walking trails, etc. The staff is extremely nice, friendly and helpful. They keep an eye on things, including your delivered packages, dry cleaning, missing pets, etc. Barton Place is small enough so that they recognize you. It feels like a small community.

I moved out of my condo here not long ago. There are so many issues that the management could and should be taken care of, but they ignore them for petty concerns. What finally broke the camel's back and had me moving out was some stupid squabble with the city. We recently got a very nice connection to the Butler Trail directly from our property. For some reason our HOA management decided they need to spend all of their time going to war over this addition because it barely sticks out into the street. I'm tired of the privileged attitude of our management and HOA thinking they should just get whatever they want. And I'm tired of them wasting time and money on unimportant issues. I'm finally out. Only move here if you want drama.
