Debut SoCo

Stopped by Debut SoCo and had such a great experience. The office staff was amazing — super friendly, welcoming, and answered all of my questions without making me feel rushed. The community itself is beautiful and well maintained. You can tell the team really cares about the residents and the property!

Priscilla Ramirez was SO helpful in touring Debut Soco! She was knowledgeable about the property and helpful throughout the leasing process. The property itself is extremely nice and a smaller complex not like some mega complexes here in Austin.

Let's start with the good. Staff is friendly. Maintenance, albeit, it's a different person every month, tries their best. Parking is relatively simple for the loft building. There is a quasi-new gym. I'll give it all of that. Now, for the rest. The halls are generally dirty. Filthy is probably a better word. There was literally a murder-like blood spatter in the hallway that they never addressed but had someone eventually clean up. People leave dog poop bags inside the hallways and entrances. I suppose this is all pretty normal now since most of us have just given up hope that anyone actually cares. Still, you should know what you're going to run into. Packages get lost or stolen constantly. There are technically two buildings here with different addresses. 3809 S. Congress and 3807 S. Congress. The best part? They didn't differentiate the apartment numbers so deliveries get mixed back and forth between the two buildings. Technically, the loft building has an L in front of the units; let me know if you think anyone from Amazon knows that or not. The apartments are old. They had to replace almost every appliance in my unit since I moved in. The AC units were completely rusted out to the point that when my air kicked on it would literally spit out rusted metal onto my dresser. It took them way longer than it reasonable to "fix" it. I put that in quotes because it's not actually fixed; the entire AC unit needs to be taken apart so they can replace the rusted parts from the inside (e.g., like the blower). But that would require them taking it apart and getting into the ceiling. Listen, I get it. That's a lot of work that I wouldn't want to do either if I corporately owned housing and wanted to drag everyone through the mud until some back-end algorithm told me that it was financially in my interest to actually help my residents. So, would I recommend living here? I don't know. The standards are so low and most people probably anticipate that at this point, so do with this information what you will.

My wife and I had an amazing experience at Debut. The front office staff was always welcoming and courteous. Maintenance was a breeze. The operations staff were quick to fix anything in our apartment. I would highly recommend this place if you are looking for an affordable option with a great location and a highly professional leasing team.

Great property for amenities and location being so close to everything and the storefronts are super convenient! Multiple dog parks, no carpet in any of the units so close to downtown and yet not downtown pricing! This place has a lot to offer. They introduced a built in market place recently and apparently there's lots of other new stuff coming soon. Also lovely front office people, super nice and helpful. Overall would recommend 100%
