I had a very unexpected and intense experience today that I felt compelled to share. While walking the trail nearby, I experienced a serious heat exhaustion episode that nearly escalated into heat stroke. I was extremely nauseous, disoriented, and on the verge of collapsing when I stumbled into this apartment complex looking for any kind of help. Thankfully, I was met with compassion by a gentleman at the front , a leasing consultant, who immediately asked if I needed anything. At that point, I could barely stand and ended up falling to my knees and vomiting into an empty trash bag under the desk. Dizzy, verge of blacking out. He didn’t panic or make me feel ashamed. Instead, he kindly brought me water and paper towels and continued to check in on me as I apologized and told him my mom was on the way to pick me up. His kindness meant the world to me in that moment. However, while I was sitting and trying to stabilize myself, another woman came from the back and addressed me with such an unexpected level of rudeness. She looked at the tied trash bag I had neatly secured after throwing up, and with a smirk said, “You can take that with you.” I politely responded that I was okay and just waiting for my mom, to which she snidely replied, “Do you think I’m going to throw it away for you?” before pointing to the dumpster outside and insisting I throw it away myself…while I was still sweating, dizzy, and recovering and all I could do was say I’m sorry and throw it away. Let me be clear: this wasn’t a leasing agent or a property manager. This was clearly a maintenance employee, whose job does include keeping the property clean. Of course, it’s not her personal responsibility to deal with my throw-up, but it is absolutely within her role to maintain cleanliness and common decency, especially when someone is visibly in crisis. The issue wasn’t the bag, it was the nasty attitude, the lack of compassion, and the complete failure to acknowledge a medical emergency happening right in front of her. As someone who’s worked in property management, I’m honestly shocked. I would never treat anyone like that. Resident or not! People remember how you made them feel, especially in vulnerable moments. Today was a reminder that kindness costs nothing, and not everyone is capable of offering it. Whether she was maintenance or not, decency doesn’t require a title. To the gentleman who helped me. I truly thank you. Your kindness kept me out of the hospital.

Do not move here unless you’re prepared to get sick. I lived in a unit with hidden mold that caused serious health issues, and Coldwater’s response was negligent at best. When I reported the issue, they sent someone to check for moisture but did no real testing. At no point did they bring in licensed mold professionals. Instead, they bleached and painted over problem areas — which, if you know anything about mold, doesn’t fix the issue and can actually make it worse by driving spores deeper and spreading them further. There was mold in the HVAC system, over the patio doors, in the windows, and around the bedroom. I later found out from third-party professionals that the building is vulnerable due to long-standing leaks and poor maintenance. I also had two independent tests done — one through a reputable lab and another by a professional mold inspector — and both confirmed high levels of mold in the unit. Even more disturbing, two residents before me left that same unit because of mold, and I was never informed. I’ve since moved out, but they immediately placed someone new in the unit without doing proper remediation. They use the cheapest possible air filters (MERV 1), which do nothing to protect residents from airborne mold or contaminants. If they took any of this seriously, they would’ve upgraded filters and addressed the root cause. Instead, they do the bare minimum to mask it. Since sharing my experience, many other residents tested their own units — and most came back positive for black mold at unsafe levels. Several have already moved out. People are getting sick here, and many don’t even realize why. The on-site staff are friendly people, but Greystar — the management company — has clearly failed them by not providing the training, authority, or resources to keep this building safe. It’s a great location, but none of that matters if you’re living in a mold-infested building that’s making you sick. Proceed with extreme caution — or better yet, don’t.

Units 327, 333, 342, 408 tested for uninhabitable levels of mold. Unit 408 testing showed active mold growth on the AC and water intrusion around the windows. Multiple types of mold were identified including black mold (toxic and pathogenic). I terminated my lease. To the best of my knowledge my unit (408) has not and will not be remediated. As of writing I have not heard of any other units being remediated either. My journey is a bit too long for a review. But I’ve had significant health problems when living in Coldwater and missed 4 months of work and spent over $5000 in medical bills. Im currently trashing many of my belongings to avoid cross contaminating my new apartment. And I am expecting about a 3-6 month detox process to return to health. The location of Coldwater and the residents who live there are wonderful. But I cannot recommend this place due to mold concerns. I know my case sounds extreme, but beyond the 4 tested units many people have anecdotally reported migraines or worse allergies while living in coldwater. The risk of having health problems would make me instantly cross this off my list when apartment hunting. If you had even a 5% chance of going through what I went through I would tell you it’s not worth the risk. I have better faith in the Barton springs condos and Zilkr park condos if you like the area. But I think the whole area tends to be somewhat humid and mold prone so beware.

One, if not the best apartment complex I've ever atayed at. Fantastic place, great reception, pool, excersise room and of coarse the room top deck complete with gas bbq. Staff at reception are excellent, would have stayed if I could have afforded a bigger room. Allocated parking and easy access to downtown. Great walking distance to Barton springs pool and park area.

About a year ago the empty nesters sold the house and moved into Coldwater. It was the 4th place we visited and by far the best. The managers and maintenance have responded to our every need. The roof top patio is worth the price of admission and there is no way you could get any closer to everything ATX. I strongly urge you to check this place out and fully understand that the greater demand may increase my rent, but this place really is worth it.
