July 2024
This property is managed by Capstone Property Management. Update: July 2024 Attached are photos of the recycling rooms at the end of the halls, it's has not been picked up in over 3 weeks. This is a violation of ATX city code. It's beginning to smell bad. We've LOST another FT maintenance person. He was transferred and there's NO replacement. Photo of the Pool. Closed all of 2024 in spite of a brand new filtration system. Photo of the bowl in my bathroom collecting water that leaks from the HVAC door in the ceiling. I have 2 baths and can't use one of the sinks due to a broken faucet. Both reported 10 days ago. Lest you think I am a crank who's always complaining, I'm not. Management and maintenance were much better in 2020 and into 2021, but since has been inconsistent. All of the longer-term tenants I talk with have said the same thing, customer service & maintenance have deteriorated in the last 3 years. ***Note: A management response will be forthcoming and state this is temporary. I submit the main issue is City View is ALWAYS the bottom of Capstone priorities. ------------------------------ Nearly all the older positive reviews were solicited by the previous property manager. This is NOT a gated community, if it was it would have a GATE. Anyone can walk on or drive into the property. Because it's next to Mabel Davis District Park and there are now many homeless folks who live in the park, there is a lot more crime on the property, break-ins, drug use, solicitation and even a stranger who OD'd and died here next to the building. If you visit don't forget to ask about the German Cockroaches, they are in most units. They nest in the walls and are hard to control. Even though this is "affordable living" rent goes up 10 to 20% per year! I've been told by MNGT. these increases are tied to "market conditions." Why is affordable housing is tied to the astronomical increase in ATX rents? With these increases just maintaining what's here is worse than ever: gym equipment is broken, the pool is green, the garage security doors aren't secure, and often there's just one working elevator.

I've lived here 12 years and this is a terrific place to be. Yesterday my air conditioner quit working after office hours . I called the emergency number and Carlos immediately called me, was here in 20 minutes and fixed the A/C in 15 minutes. Manager Marie and maintenance man Carlos have been delightful. They are very competent, responsive, and have worked to solve my problems with the utmost in cheerfulness . I love it here.

Community is a diamond in the rough. On a bus route. Easy access to Interstate 35 or Highway 71. Closer to industrial parks, but only a short drive away from McKinney Falls State Park & Austin-Bergstrom Airport. Pricing may seems steep, but more than half of the community resident's have been there for more than a few years. This is not a community people often want to leave. The building did not lose power during THE FREEZE and only lost water for around 6-8 hours on one day.

Sunday Brunch is very popular here with both locals and tourists. If you are staying at the hotel on the weekend and plan on having breakfast make sure to make a reservation or there may be a wait. Although it crowded service is still very attentive and there is no shortage of food options. Just like weekday breakfast, everything is fresh and tasty with offerings that appeal to everyone.

it is a lockdown facility with some nice amenities: a theatre, dining/social room; several seating areas for conversation, locked mailboxes, one passenger elevator, 1 freight elevator, underground private parking, an oval walking path, swimming pool, community patio, and each apartment has their own balcony and storage closet. An apartment is only as nice as the residents make it. We have some that will not follow their lease agreement and feel they have special privileges. I guess you have that in every apartment complex. The bus runs out in front, it is well lighted. There are some more areas that could be improved on, but we are getting there. Overall it is a good community to live in.
