I rented at Barton’s Mill and mostly had a good experience. The location is great, the two-bedroom layout was nice and it was mostly quiet and peaceful. The management, however, was borderline non responsive to issues this past summer. The biggest issue was the AC. The building is old and not very energy efficient and the AC constantly struggled to keep the temp under 75 degrees, sometimes reaching internal temps of 82. From May to September, I put in three maintenance requests for the AC, two of them two weeks apart. The AC issue was never fixed and I’m not convinced a repair was even attempted. I say this because the AC requests also included a request for a new air filter, fairly simple. But the requests would be marked “completed” even though there was no discernible difference in temperature and new air filters were not delivered until the third request. I sent an email to three email addresses, noting at one point: “I have blackout curtains on the windows and have even shut the vents in one of the bedrooms to decrease the areas the AC has to reach. I had to request an air filter three times before getting a new one so it seems maintenance is not super responsive to issues.” No response. I had also noted a large crack on the wall near the ceiling, which was growing. No response. I followed up one evening: “It is 82 degrees in my apartment. Each night, when I go to bed around 9:30, it has been around 80 degrees. The AC was never fixed. There was no noticeable difference after the maintenance crew allegedly came to fix it. I have no confidence that ever happened. I had to ask three times just to get an air filter.” No response. This was the norm in dealing with management. I would leave voicemails about other issues or questions that would go unanswered. I would send emails that would go unanswered. I was paying $1,600+ in rent and they couldn’t even respond. There were other issues with management, but the AC was the most egregious. For this reason, I would not recommend this property.

DO NOT LIVE HERE!! They fail to do elaborate background checks. There are therefore stalkers that live here. They fail to upgrade AC units leading to astronomical electric bills and fail to offer reimbursement. Mail has been stolen. If youre looking for safety, this isnt the place. STAY AWAY!!!

This complex could not have cared less about my tour or trying to get me to live here hahaha. Also never responded to emails or calls or did any follow up after I left. I was told the rent special they had listed on their website “wouldn’t apply to the unit they had to show me,” which is the only reason I came in. 🥲 Apartment itself seems like it would be fine but the tour is a preview of how I’d be treated as a tenant, and I truly felt like I was interrupting something by visiting. Oh well!

I feel that this complex cares more about getting every penny from you than actually making things feel like home. Go elsewhere; the management makes it clear that they don't care about it's residents only getting their rent money. Move out update: Because we sent our keys via 2nd day air via UPS, we were charged for not turning in our keys in person when we vacated the property, which would have been a Saturday (the office is closed on Saturday). They also charged us for water for the month, even though we left halfway through the month. After 4+ years of living in this swamp, don't. Just don't. There are better places to call home elsewhere in ATX. Based on my experience, the money collected each month is NOT worth the disappointment oozing from every neglected inch of this place. 2023 update: Issue has not been resolved. Was told there are bids to make the repairs to prevent future flooding, but nothing happened. We are moving and want to end the lease early, despite all the flooding occurrences, they are wanting us to pay the full amount and even give back the $100+ they gave us to offset the excessive electric use due to the 5 fans and 2 dehumidifiers in our apartment for over a week...that we needed because they didn't fix things. Current management is cold. Paint on the buildings is new. The buildings look nice... but so does lipstick on a pig. 2022 update: Rotary of apartment managers and office staff, multiple water outages...in addition to plumbing issues that meant I had to clean waste water off the floor and bathtub from the sewer line backing up. No compensation. Entire apartment had standing water 8/22/22 (known issue for 3-4 years): inability to use both bedrooms, trip hazards throughout the apartment, and the apartment at a constant 80-85 degrees for over a week--because of the equipment brought in to dry out our home. Nothing. No money off rent to make up for the unusable bedroom space and excessive electricity use. No check-in to make sure water extraction services were to our standard. No carpet replacement. Just us left to monitor the radar as we put our home back together, and hope the ditch they dug with a shovel "protects" us from future flooding. All in all, reasonably priced place for unacceptable living conditions. Oh, during the Snowpocalypse, we lost power for 2-3 days and then water for 2 days after. Don't expect emergency help of any kind during an emergency. ---- Bad: can only pay online (no physical checks/money orders), cannot split rent online after the first of the month, older apartments, outlets are stripped for the most part, parking is awkward, you have to put maintenance requests in online (no calling request in). limited recycling bins drop-off spots. Roaches and spiders are a common occurrence for 1st floor units. Good: Quiet complex for the most part, very shaded, walkable to a lot of places nearby. 3 bus lines close by. Maintenance staff is nice to work with.

Management is very nice and accommodating! Very pretty grounds. Neighbors have been nice. Coming from the Hyde park area of town, I feel like the value is better here. Packages can be delivered to office instead of your door, and they have a convenient system in place for picking them up
