UDR operates exactly like what it is - a large corporate landlord focused on extracting as much revenue as possible while delivering the bare minimum in return. Rents are consistently high, fees add up quickly, and the overall resident experience often feels like an afterthought once the lease is signed. Onsite staff is truly wonderful. I deeply appreciated their help. They work hard, are accessible and consistent but are dragged down by a cold corporate office that is inconsistent, at best, so that simple matters frequently drag on far longer than they should. I could tell the local staff do their very best, but it’s hard to manage a community when the parent company itself feels bureaucratic, cheap, and impersonal. And then there were the constant water shutoffs. I’ve never encountered anything like it. For months there was an ongoing plumbing issue in the building that was never actually resolved while I lived there. Management repeatedly shut off the water for entire days over several weeks while still failing to fix the issues. Notices would sometimes arrive the same morning the water was being shut off, giving residents little time to plan. If it weren’t for my gym’s shower, I don’t how I would have managed. On multiple occasions the water also wasn’t restored when management said it would be, leaving residents waiting hours longer than promised. Parking is also poorly handled especially since it’s not a very dense area. Spaces are limited and expensive, despite being miles from downtown. Residents are charged monthly fees even though parking availability is inconsistent, so you might not find a spot at night. Paying extra for a non-guaranteed place to park when already pay high rent feels excessive. The resident app, which is supposed to make things easier, is another example of this disconnect. It’s clunky, unreliable, and poorly designed for something residents are expected to rely on for essential tasks like payments, maintenance requests, and communication with management. Updates can be unclear, notifications are inconsistent, and the interface feels like it hasn’t kept up with basic modern app standards. For a company managing thousands of units and charging premium rents, basic building infrastructure and communication should not be handled this poorly. The overall experience reflects that UDR prioritizes scale and revenue while investing the minimum possible in service, maintenance, and the tools residents are expected to rely on.

Don’t move here. I just left at the end of last year. I had many issues with with how the place was run. I had a rat problem and immediately informed management and they told me they’d call pest control. They never did so I took care of it myself. Twice in 2025 I drove into the property ti see numerous cops responding to situations on site. While I can’t blame the apartment complex for that, I can say it was very dishonest how they addressed the issues. They have an email address they use filled with marketing and spam filter triggering materials when they want to brush something under the rug. The final straw was how they decided to handle my move out and what they charged me for, I don’t have the time to fight them on it and paid the bill but they didn’t really need to replace the carpet but hey maybe if they responded quickly to the known rat issue it would’ve been in better condition. And don’t get me started on how frequently they turned off the water for my building all day long to fix a plumbing issue they still hadn’t fixed for months at the time I left. They’d send out notices but sometimes they’d be the morning of when they were turning off water and several times they didn’t turn the water back on when they said they would, but hours later.

Prefacing this review with the fact that on site staff are incredible and do everything they can. Leasing office and maintenance staff are both fantastic. However, corporate owners are absolutely horrible. We moved out and left everything cleaner than when we moved in. The apartment complex decided that we had “damaged” the carpet and opted to keep our security deposit and charge us for the rest of the price of the carpet. We reached out multiple times to dispute this and request more information and eventually received images that were taken upon move out. When asked to clarify the specific damage in the images this request was refused/ignored despite multiple follow ups. I can only assume the “damage” they claimed was the indentations left by furniture and a small bleach spot that was present on move in. We provided images of the carpet from our move in day that showed where wear existed and the bleach spot, but this was completely ignored. I spent over a month emailing back and forth with corporate to try to at least get some clarification on the damage, but they ignored emails and refused any request. After a few weeks of back and forth they sent us to collections and refused to respond to any additional emails. Unfortunately we were no longer in Austin, so it was not financially viable for us to take them to small claims court to recoup our security deposit / additional charges. All of this was on top of a surprise move out charge for “professional carpet cleaning”. We were told prior to moving out that we were required to either pay the apartment $250ish to “professionally” clean the carpet or find an outside company and provide proof that we had them cleaned. This was not listed in our lease at all, but we felt we had to pay it to avoid getting charged for carpet replacement or anything out of spite. Despite paying for this service the carpets were never actually cleaned as they wanted to replace them and we were not refunded for this service. Pretty much don’t live here if you can help it or budget $1000+ to cover surprise carpet cleaning fees and replacement charges upon move out.

Grateful for a place to stay with my daughter as I’m going through cancer treatment I’m a Black man and did NOT have A good experience living at Barton Creek Landing. Management is awesome and professional, but the tenants in the building I lived in and across it was obvious they didn’t prove a black person being in there community and that’s all I’m gonna say …not going in the detail. …BUT! A couple of guys were so insecure they started rumors thinking I was going to steal their women … had them women scared if tho I was Jeepers Creepers. lol !! I remind you I’m battling Cancer stage 4 not thinking about anything but living right and being around for my Grandkids…but to be honest it’s a great place to live …. Quiet and clean . But this is an isolated situation that i experienced. Anyone else should be fine unless …..

The on-site staff does what they can, but the core issues are beyond their control. Austin’s infrastructure is already unreliable - and if you live and work from home here, expect full-day water outages on a regular basis. It disrupts daily routines and makes basic things like showers and laundry unpredictable. For the price, the experience has been a major disappointment. Planning around constant water maintenance and service interruptions is nearly impossible. And despite being surrounded by major tech companies - including Intel just down the street -the community still lacks Google Fiber. AT&T is the only option, and it’s painfully slow for remote work. The amenities are aging noticeably for the rent level and it’s clear the emphasis is on REIT payouts rather than maintaining the property to even a minimal standard. The package room is another ongoing frustration -more hassle than help. But above all, the water situation needs a real, permanent fix. **Management, please take note: these issues have gone on far too long with no meaningful progress.** The greenbelt access is genuinely lovely, but these persistent issues overshadow what could otherwise be an excellent place to live. 1.5/4 stars — great location, but not livable as-is (serious systemic issues)
