Manager at the front desk is unprofessional and rude. Me and my husband’s apartment was broken into by the front office team and everything was wiped cleaned and disposed of as if we had been evicted. There was no notice given they took it upon their self to clear the apartment out. Upon going to the desk me and my husband where told oh we did it because yall said yall where moving. We also got hit with 2500 in fees for cleaning and damages. No damages whatsoever exempt from mounting TVs. And the cleaning fee is even more crazy because the party was cleaned and Molly maids were scheduled to come today.

I really really don’t recommend renting here it has been such a struggle living here ever since I moved in the office is never available they don’t open when they say they do leaving rent is a struggle u have 3 days but if it lands on weekend what do u do then they charge a lot of late fees on rent even when they don’t open parking is so hard sometimes there’s nun on ethier of the 2 buildings summiting maintenance request they will take there sweet time to show up and fix your problem no one ever answers the phone calls so hard getting in contact with them the gym is open when the office is open so when is that? Exactly they open when they want they make changes and never let u know there changed it’s a roller coster with these apartments . Don’t recommend at all!

I cannot say enough amazing things about Amy at the apartment complex! From the very beginning, she truly took care of me and went above and beyond to help me get in sooner than expected. After having the worst experience at my previous apartment, I was honestly stressed and discouraged. But Amy listened to me, understood my situation, and made sure I felt heard every step of the way. She made the entire process smooth, reassuring, and positive. Because of her, I can finally say I feel at home. I absolutely love my new place and have never been happier. It means so much to feel safe, comfortable, and truly settled. Thank you so much, Amy, for everything you did for me. You made such a difference in this transition, and I’m so grateful!

🚨 WARNING: Do NOT Rent Here – AVOID THIS PLACE AT ALL COSTS! If you are considering Aria Grand because the prices look attractive, please read this first. I have lived here for two years, and it has been a disaster. Save your sanity and your money—look elsewhere. 📍 The "Riverside" Factor If you aren't from Austin, do your research on Riverside Drive. There is a reason the rates are lower here. The area is plagued by safety issues, and this complex is at the center of it. ⚠️ Constant Security & Theft Issues Frequent Car Break-ins: Do not expect your vehicle to be safe. Windows are smashed regularly. Package Piracy: You cannot have things delivered here. Packages are stolen almost immediately; you'll spend your free time "hunting" for your own mail just to beat the thieves. Lack of Perimeter Control: The complex is not secure. It is common to see unauthorized individuals and homeless people roaming the hallways and common areas at all hours. 🛠️ Infrastructure & Maintenance Failures The Elevator Trap: The elevators are broken roughly 50% of the time. Multiple residents, myself included, have actually been trapped inside. False Fire Alarms: Expect to be woken up in the middle of the night by fire alarms. These are almost always "fake" alarms with no actual threat, but they happen constantly. Poor Environment: The entire complex consistently smells of weed, making it an unpleasant place to live or bring guests. Parking Nightmare: Finding a spot is a daily struggle that adds unnecessary stress to your commute. 📋 Management is Non-Existent Unprofessional Management: Manager Jaimie and her team are "ghosts." They are rarely in the office during posted hours and will not reply to your emails or calls, even for urgent issues. Harassment via Paperwork: Even if you pay your rent on the 1st, don't be surprised to find an eviction notice on your door by the 2nd. The administrative incompetence is staggering. ⚖️ The Verdict The only positive is the proximity to downtown for a shorter commute. However, saving 15 minutes in traffic is not worth the constant threat of theft, broken elevators, and a management team that ignores you. Bottom line: If you ignore the reviews and sign a lease here, you will be counting the days until it ends.
