Abrianna gave us a tour of an apartment and told us the one we would be getting was the same except the cabinets would be white. Come to move in date and the counter tops were a dark color as well as the backsplash. The one I was shown had white countertops and white backsplash. I care about aesthetics and would not have rented the apartment had I been shown the actual unit. The unit we received also had sticky stuff on the floors, dog paw prints, frayed carpet edges, and a front door that doesn’t shut properly. They tried to give me a unit that faces the highway as a solution, that unit was also not going to be move in ready until a few days later. I already have movers scheduled and need to be out of my current apartment by a certain date. This whole experience has been stressful and Abriana didn’t apologize she just told me I could cancel my lease if I was “truly” unhappy. Be careful if you’re leasing here and make sure they show you the actual unit you are applying for. Update: Extremely disorganized management. We didn’t receive a welcome packet until days after move-in, parking registration didn’t work, and we later learned maintenance uses a separate website that was never shared. The parking garage gate has been left open since we moved in, an elevator has already broken, and I didn’t receive a signed lease until eight days after move-in. Not a great start. Also the gym at first glance is great until you realize there’s only one wall with a mirror on it and they put equipment that you sit down to use in front of the only mirror. There are no mirrors available for free weights. Very strange design.

Moved out after my year-long lease. I liked this in the beginning: 8 weeks free, new place so furniture and appliances were all new. Then things started happening: 1. For some reason they replaced our window and it didn’t open for a month or so until they came back to fix it. New complex - luxury living. 2. I paid for valet trash and some days it was not picked up. 3. The printer at the workspace didn’t work. I desperately needed it as I was new in the states and had to deal with some paperwork. I had to print my docs elsewhere. 4. Elevators were good at the beginning but in the last 6 months of my lease one of them would break every other week for days if not for weeks. During the holiday time 2 of the 3 elevators broke for the same period of time - so imagine the folks in the queue. 5. 4th floor where I lived would smell weed everyday - tho it improved towards the end of my lease 6. Some weird fees started appearing in my bills. I was already paying to Austin energy and somehow they charged me for electricity service. 7. You pay for amenities a fixed fee but also pay for shared spaces electricity? That’s kind of strange. 8. The parking garage has “open doors days” almost every day as the gate would break for weeks without repair. Always the guilt is on the “vendor” 9. Trash would pile up in the trash room - some trash rooms would be closed for repairs or maintenance idk. Imagine the smell. 10. Lease office rotation was high so you kind of never feel “at home” as you see new faces every 3 months. 11. At the end of the lease they sent me a message - you will receive a link to pay your $200ish balance, they never sent the link and after a week - hey, you still did not pay, so either you pay here (link) or we send you to a collection agency. Good things: 1. The maintenance guy (I think his name’s Carson) was super friendly 2. I had 8 weeks free special 3. Location is amazing - walking distance to many shops like Trader Joe’s, TjMaxx, HEB and Starbucks. TL; DR: not worth the price you pay. No hard feelings - but I do not want to change my review. My wife and I visited this beautiful community and Emilie was the one to show us around. It was so clean, inviting and had a great energy. We found out we won't be moving to ATX at this time, but I felt like other people should know how nice the staff is. The property manager, I think her name was Miranda, came out to meet us also. That was a nice surprise because the other communities we visited we did not meet anyone. If we make the transition from DTX to ATX, we will definitely choosing Alloy for our next apartment.

I'm actually not even sure where to begin with this place. We can start with over priced $1800 one bedroom 700 sq foot apartments, and that's before they take on all the fees. The fees to live here after the rent are around $100-150 per month. They want you to pay an amenity fee, a this fee, and a that fee. Unsure of what amenities require over 5k a month from the residents here...because there aren't any. Not only do they force you to pay for valet trash, they also charge you another variable rate for trash. So you realistically end up paying between 50-60 dollars per month in trash fees. Speaking of trash, the trash chutes are always full and the rooms themself are filled with trash bags and spoiled food, which wafts its way into the hallways. I feel sorry for anyone that has to leave near the trash chute rooms because my god. The trash piles up for days and smells awful. Speaking of awful smells, the hallways smell of urine because they are quite literally smothered in animal urine. You can't take more than a few steps without coming across a smelly urine puddle. The grounds themselves are littered with dog feces. It's easy to understand why, because the pet disposal bins are always full and out of bags. The smell of animal feces also wafts around the grounds. There are times that we are unable to sit on our patio because it smells so bad. There are homeless vagrants everywhere in this area, and they make their way onto the property. It is extremely unsafe. My wife has been approached several times and threatened. There are also large parking lots in the area and any time you walk out of your door, you will come across people living in their cars. It is interesting to charge these prices for this sort of environment. The parking used to be great until they added about 100 "reserved parking" signs, where they would like for you to pay in order to park in the parking garage. We have come home late a few times from trips and not had anywhere to park. The parking garage gate itself is broken most of the time (also giving access to all of the homeless in the area). Speaking of broken, I just counted 13 emails from different times throughout our lease that the elevators have been broken. The management staff used to be great, but it was replaced by snarky and unhelpful personnel. There is a $15 monthly amenity fee, but the pool only has sun for about 3 hours a day? The only really good amenity is the coworking space. They make you pay to use a parcel service to receive packages, but it is unreliable at best and you often will not get a package, because it is thrown in the floor somewhere because the lockers are full. They constantly require access to your apartment and have done some sort of "inspection" 9 times since I started counting and we haven't even lived here a full year. They're doing another one tomorrow, surprise, surprise. This place is not worth the money. It smells awful and is filled with vagrants. Please choose your new home wisely.

Just finished a one-year lease and wanted to share my honest thoughts since i haven't really seen any. $1,700 for a 631 sqft 1 bed/1 bath under the “affordable housing” plan is somewhat steep, but that’s Austin for you. Overall, I found the apartment semi-overpriced for what’s offered. Parking (5/10): The underground garage is a plus, but it gets crowded, especially since they added more reserved spots. The elevator in the basement is unreliable, and the gates frequently break. Oddly, the exit gate doesn’t always register darker colored cars. Amenities (5/10): The pool is only 4 ft deep and sits in the center of the building, so it only gets sun from about 11 a.m. to 4 p.m. Not great if you enjoy evening swims. The clubhouse and courtyard are nice but small and kind of bleak. Gym is solid. Aesthetic (2/10): Everything is gray and drab. If design and atmosphere matter to you, definitely consider that. Management (6/10): Started off great, but they replaced the entire staff partway through and things went downhill. Communication became inconsistent, and follow-ups were hit or miss. Maintenance (7/10): Generally reliable during business hours. Pro tip: skip the app—just go straight to the office for faster service. Oh and, the after-hours line is useless. Leads to nothing. other comments: HEB next door! The free coffee is great! Just make sure to bring your own cup. They often forget to restock the supply. The little market next door is very convenient, though the prices are on the higher side. The study room is a nice feature. Quiet, with private workspaces and a printer available. Noise from upstairs neighbors can be an issue. You’ll hear footsteps and movement pretty often. It’s not ideal, but fairly typical for apartment living. edit: Forgot to mention. 2nd floor hallways smell terrible most of the time. Some days it smells like garbage, cat piss or even "mj." Also worth mentioning if you get a unit at the back of the building, the parking lot that faces you is usually maintained very late at night (10pm-4am) and it is SO loud unfortunately. Not too terrible but if you appreciate uninterrupted sleep or have a baby, I do not recommend. Overall: There are some perks, but the value doesn’t quite match the price. If aesthetics, reliable amenities, and strong management are important to you, it might be worth looking elsewhere.
