Alexan Waterloo

Honestly expected more from this place that claims to be #1 in management. Only moved in for the last two weeks but experience has not been luxurious or convenient. Move in, guy couldn't find our keys initially so obviously a case of miscommunication. We get our keys and go up, and they are still cleaning the apartment and fixing things so again miscommunication for something that should have happen prior to move in. Since we were moving in, they didn't fix everything from loose cabinets, damage on the cabinets, loose water lines. Water heater is either old, cheap or broken, takes 10mins to heat up to luke warm, and then another 10mins to get up to barely hot, but never can hit the really hot temperatures. Maintenance has come twice and nothing has changed. Just very wasteful to have a water heater behave like this. So far, not impressed. Will update if anything changes. Update: We met with management and explained our concerns. They were able to fix some of the damages on the stove and stains on some of the cabinets which I was impressed by that they were able to remove them. Water is still slow but might have to live with it and a 10min shower with be just barely warm enough when set to max heat. Increase rating to 3 stars since they were able to make some improvements just wish these were taken care of before we moved in.

I toured Alexan Waterloo Apartments with Emily and my apartment locator while apartment hunting in Austin 1/17 - 1/18, and unfortunately the experience was a huge disappointment. This property was actually at the top of my list, and I came in really excited after touring seven other communities over the same weekend. Emily did not make me feel welcome at all. She was rude, short, and repeatedly cut me off while I was trying to ask questions or share concerns. She didn’t listen, showed very little interest in engaging, and gave off an attitude as if she was above giving the tour. What made the experience especially jarring was the contrast — every other property I toured that weekend had guides who were warm, welcoming, knowledgeable, and genuinely excited to show their community. That level of professionalism made this experience stand out in the worst way. Because of the way the tour was handled, I completely lost interest in renting here. It’s unfortunate, because the property itself had a lot of potential, but the customer experience left me in disbelief.

The management team here is awesome. Feels more like a condo than apt building based on how well things get done and everything is ran. Kim, Emily and Hamsa really make Alexan a great place to call home. 🙏🏻

I've been living at the Alexan Waterloo as a resident for the past year, and I love it here. Kim, Jason, Emily, and the rest of the management team are all incredibly professional, always helpful, and highly respectful of our residents. Our Concierge, especially the one and only Hakim, remember each and every one of our names, and are always following up to make sure everything goes as planned whenever we have requests. The Team's communication has been standout; they have kept us updated on everything throughout the year, and are always willing to help with additional accommodations. The view from the 30th is the best view in downtown, no question. Grounds are always kept clean, and the walls do a fantastic job of insulating any adjacent noise volume. I couldn't be happier with my decision to move-in, and would highly recommend to anyone looking for a stress-free living experience!

Toured and everyone was very friendly and helpful! It was so nice and they have so many cool amenities! I do want to share something that might help future renters understand the pricing! They advertise a lower monthly rent (for example $2,700) and an 8 weeks free promotion. However, that $ amount is not the true base rent. It's a prorated average over the 13-month lease, with the 8 weeks of free rent spread across the full term. So while $2,700/month (or any other price) is what they have on the website , the actual base rent (what you're really paying in the nondiscounted months) is closer to $3,190/ month before the extra fees! With fees, it totaled to about 4K (2 bedroom). Just something to be aware of! Especially if you're budgeting based on the posted number :)
