44 South

I’ve been living at 44 South for a few months now, and I’m still so happy I chose to call this place home. The community is beautiful, the amenities are great, the complex is really close to downtown (big plus!) and everything is always clean and well taken care of. The maintenance team, Val, Dominic, and Philip, has been wonderful. They are always friendly, professional, and quick to respond whenever something comes up. They take the time to explain what they are doing, make sure the issue is fully resolved, and always leave things in great shape. It’s clear that they genuinely care about the residents and take pride in their work. The office team, Jessica, Freddy, Fallon, and Jared, also consistently provides excellent service. They are warm, welcoming, and always willing to help, whether it’s answering a question, following up on a concern, or simply making residents feel seen and valued. Their kindness, responsiveness, and attention to detail make such a difference. The entire 44 South team really goes above and beyond, and it makes such a difference. I truly love living here and really appreciate everything they do!

I’ve lived at 44 South for just under a year and it’s been great! Everyone is very friendly and anytime there’s a maintenance issue it gets solved immediately. I haven’t had any problems with the area and even find that the park nearby is very dog friendly for my four legged friends.

been at 44south for about a year now! Front desk is always helpful and my maintenance requests are always completed pretty quickly. My questions have always been thoroughly answered whether that was during application process, during move-in, or beyond. I would recommend this complex and have to some of my own friends! Neighbors have always been friendly as well :)

I've lived in Austin for 11 years. In those 11 years, I've lived in 8 apartments. 44 South is easily the best apartment I've lived in, and the only one that I haven't not considered looking for another place to sign with. The community is safe, leasing agents and maintenance crew are very attentive, I have not had any issues whatsoever in my apartment or around the community, it's quiet despite being so close to 290, the amenities are amazing, and l am 10 minutes away from all my favorite downtown Austin spots. These are the first apartments where I feel like the price is a steal in comparison to similar apartments.

44 south is a GREAT place to live! The amenities are amazing and always super clean. The halls smell so nice, the daily trash service makes the whole complex sparkling clean. I also have a cat, and they were super great about accommodating, and even accepting his ESA letter and waiving the pet fee! The front desk staff is very nice and helpful. They even hold onto packages so they don’t get stolen. The apartment itself has great amenities- the washer and dryer is practically brand new. Very big and modern sink, kitchen appliances, and spacious rooms. I absolutely love living here and I will definitely be re signing my lease. Could not recommend more!
