Love my community! The property manager Rodie, is professional and very friendly. Maintenance requests are taken care of quickly and thoroughly by Zeke. They have a sense of pride in how well the neighborhood is maintained and the grounds are beautiful.

This is my unique experience I lived in Waterbury Place for 1 yr. I am from the East coast and am no stranger to freezing temperatures. When I say the unit, I rented was standing below 29 degrees for several weeks during the winter storms please believe, it was terrible. I have rented several places in Texas and can adapt to cold weather. I have never been exposed to such harsh conditions until I moved there, nor had dealt with such unprofessional corporate tyrants until then. The HVAC units are outdated and useless. My electric bill was averaging $1000.00+ monthly. I sent multiple requests for maintenance. A team of 5-6 workers were sent as a 2nd attempt to fix the heat, epic fail. After more requests they sent several others who failed. Tipton finally sent a "big wig" with a space heater and a chip on his shoulder. I kindly explained to him that the apartment was occupied by an elderly/disabled tenant, and it was too cold for a person their age. Since elderly people are not able to regulate their temperatures easily, I wrapped the tenant in a heavy goose down blanket, and they still shivered. I asked when he thought this issue would be resolved. I also asked what I could do to help facilitate the process? Mr. Big wig looked at the tenant, saw their reaction, placed the heater on the floor of the tenant's room and left without ever speaking a word. He did however, report to S and stated that HE did not believe that the tenant needed the heater. I swear, I can't make this up. Mind you, this is a split-level townhome standing at less than 29 degrees. Due to the freezing temps the upstairs bedroom was not habitable for sleeping overnight. Cold air was seeping through the chimney. I had to sleep downstairs. Can you imagine paying close to $2000 per mos. and not being able to utilize the square footage that you are paying for?! After submitting several more maintenance requests, I finally asked to speak with corporate. I spoke with, I'll just say T. T is a corporate being. I was told that T was BIG. I was prewarned by other tenants regarding their interactions with this big wig. Their consensus, T is dismissive and rude. Boy, T did not disappoint. Just like the A/C unit, T was super nasty and useless. T became belligerent and stated that the A/C was working the way that it was designed to work. I responded, "So, you're telling me that they were designed NOT to work?" Immediately T appeared to become irritated. T informed me and the staff that they were to cease performing any future maintenance requests regarding the A/C unit. The call D/C immediately which struck me as weird because there was no cause for raising voices during a civilized discussion. T also stated that I was rude to the workers. Which was untrue. Not that I would partake in such a behavior, but who in their right mind would be discourteous to someone that has access to your home? Make it make sense. I could go on and state the problematic issues summer brings but I'll refrain. Why is it that the main office had a new HVAC unit installed in 2023? It took A. (former maintenance) less than 2 weeks to get the job done. Bless his heart. That man worked from sunup to sundown. I was happy when he moved on to something better. But I digress. Why not replace the antiquated with a more economic and tenant friendly option? Surely, they must make enough profit from the other properties they manage. Marcus is a great asset to the company. He is always positive and kind. The grounds are well kept but you pay a lot. There is neither a swimming pool, tennis court, gym, nor a dog park. The appliances are outdated. The utilities are bananas, and the tenant has to maintain the backyard. The garage door on my unit was slipping badly. I mean it was literally coming downside ways. T wouldn't approve the repairs and I wouldn't use the garage for fear that it would fall on top of my car. The water heater had a leak and caused a small flood in the downstairs hallway and garage. the garbage disposal backed up and flooded the kitchen overnight, Other than that good luck.

Fantastic place to live at. The new manager Rodie is super friendly and very attentive to resident concerns. The maintenance man Marcus has been a wonderful addition and takes care of things right away. I recommend this place to anyone looking for great place to call home!

They wanted a review so here goes. I'm ending my 2nd year here. I've had problems the entire time. From my leaking ceiling every time it rains (still not fixed) to either the heat or air not working properly and let's not forget the bee invasion. They said they would move the hive but ended up murdering them all. The property is quiet but they charge far too much for such old units with no amenities.

I couldn't be happier with my decision to live at Waterbury Place. From day one, the experience has been nothing short of fantastic. The townhome is modern, well-maintained, and feels like home. The management and maintenance teams are incredibly responsive and friendly.
