I lived here for 1 year and it was fine. For the price and apartment amenities and distance to UTA, it’s worth it. The apartment was decently clean and the staff was always helpful and nice. Alejandro, one of the staff there was always especially super helpful when I lost my key.

So I just want to start by saying if you are a UTA student and looking for housing DO NOT STAY HERE !!! management- is terrible it sucks they don’t care about nothing you have to say ..they’re not professional and they won’t come out & speak to the residents if they have concerns. they will sit in their offices and say they not there but they be sitting right there and if you have a complaint they will tell students that work in the desk to handle the situation when they don’t know what to do themselves…so my advice you might have to take your complaints to someone that’s higher up then the management that’s in the office … Bugs-They have roaches and bugs I’ve sprayed and everything in my apartment plenty of times and they still will come no matter how good you clean up. Rent- they put extra fees on your account for no reason and if you have roommates one person do something they put fees on everybody account even if you didn’t do it. Also we all students we all have to pay rent sometimes we have to push payments back because financial problems I’ve talked to Ashley Hughes the lady that works with the payments and accounts she set me up with a payment plan the front office will still send you to court for having a payment plan installment set through them. Even if you try to pay it they still won’t take your money when I tried to pay they didn’t take my money and sent me to court anyway this goes back to management I’ve went down to talk to management about the problem she didn’t care. (Went to court no reason I sat in court and told the judge I had the payment) and Elizabeth that works as management didn’t take my payment. Pool- the pool was cool only thing was around winter time don’t expect to get in the hot tub because it will work one minute and then go out and they don’t care to fix it again. Maintenance- I never really had a problem with them they do they jobs well every time you put in a service request they come out and do their jobs Gym-the gym is alright the only thing is the equipment don’t get cleaned. trash- apartments is very nasty when it comes to trash they leave trash all throughout hallways trash is supposed to go in the trash chute that in the garage. on the third and second floor you walk out to garage it’s big trash bags that’s not tied and they throw trash in the walkway and expect someone to clean up after them. Parking-when it comes to parking if you have a reserved parking that you pay for and someone parks in your space they won’t care. Your car will get towed FYI !! So just be prepared to get your car it the pound. To add, my friend gotten into a wreck in the garage because students drive in the parking garage really fast around the corners and they will keep going .. I’ve seen multiple wrecks even if your car is parked you won’t know who did it. Garage-the gate never works sat out there for hours trying to figure out how I’m gone get inside from both sides… parking tags never works …there’s been multiple complaints about the parking tags people has gotten there cars towed with tags in them too they still won’t care . Pets- if you have a pet and it’s a ESA animal they don’t care they look over your paperwork (I put my dogs paperwork on the portal) and they put a fine on all you and your roommates accounts (even if they don’t have no pets) so just be prepared to hear something from your roommates.. I had a roommate that had a dog her dog poops everywhere ive tried to tell the front office to move me Becasue i feel uncomfortable and they didn’t care . RESIDENTS DON’T CLEAN THE DOG PARK PROPERLY LIKE THEY SUPPOSED TO. IT BE POOP THERE FOR WEEKS WITHOUT CLEANING IT UP!! I HAD SOMETHING DELIVERED TO THE DOOR OF MY APARTMENT AND WHEN I WENT OUT TO GET IT SOMEONE TOOK IT FROM MY DOOR !! THEY STILL WONT CARE I LOST A package in cuss they lockers was full and the office was closed. Security is terrible FYI I would say look in the area for a better stay and not roach infested apartments somewhere where you’ll get your money’s worth and will be comfortable..very uncomfortable here .

If you were looking for your sign not❌ to live here this is the one. Management is unresponsive, if you want to try to talk to them in person about an issue good luck with that hahha! The CAs tell you the manager Emmanuel is out of his office and that the assistant manager is at another property across the street and upon going it ends up they aren’t at either property and no one can help you 😂. Management doesn’t care about fines posted to your account all they want to do is find ways to charge you money, especially after you move out they will charge $25 a bag for trash and $250 for paint fees if your walls have even a scratch on them so good luck if you plan on living here. And corporate isn’t any better, tried reaching out to them too about issues management wouldn’t solve here and they just told me there is nothing they could do either. So there you have it, “where students love living” 😂😂 what a joke

Even if you are behind on your rent, refuse to give your roommate fridge and freezer space, receive 10+ complaints from your roommate to management, have friends over that steal from your roommate, and you cause a fly and roach infestation because you refuse to clean up after yourself, management will still let you stay and will ask the good roommate to transfer to another unit. Ask me how I know.

Here's an actual review of someone who's lived here instead of someone just touring the apartments. I was going to give it a decent review, but now that i moved out I cant. The only reason for the 2 star is because the maintenace team is amazing, thats all i can say. They charged me for things out of my control after moving out. I lived in a shared unit and only I moved out. They are only charging me, not my roommate, for something that isnt broken, and thats also supposed to have the cost split among roommates. They will try extracting money in any way they can, NO EXCEPTIONS. For context, this is in a 2B2B shared unit. Pros: Really good maintenance, quicker than UTA Housing. Most requests are taken care of within a reasonable amount of time; the next day or a week and a few days if it's a pest issue like ants crawling inside the walls from the outside. Management is helpful if you go talk to them in the office instead of email. Occasionally, we've had our upstairs neighbors drop glass bottles and trash on our balcony, which management took care of pretty quickly. Management also took care of and even followed up when I told them that the key scanner would fail to let you inside the building on some doors. Cons: A lot of "have you renewed?" or "are you going to renew?" You get constant emails, occasional calls on your phone, and even knocks on your door asking to renew. I wouldn't have had a problem if they didn't constantly ask after I told them no. They knocked on our doors in the beginning of October, a month and a half after moving in, and asked if we wanted to renew. That's way too early... UTA hadn't even opened their own housing application. Around December, the property director emailed everyone and was like, "Rates are gonna increase soon, if you renew right now your rate will be $ next year," which was what made my roommates renew. I didn't because I found it scummy. In fact, rates might have temporarily increased for the next 2 months, but because of an increase in housing supply due to Maverick Hall, rates have dropped a lot everywhere. My roommates renewed for $70 less than our current monthly rate, but I could've renewed for $150 less than our current rate. Parking garage gates occasionally break down, and it takes at minimum more than 1 week to fix. The apartment unit itself is your standard American cardboard home. Thin walls, little insulation, and lack of proper ventilation. Because there is a lack of proper ventilation, the bedroom is always considerably colder or warmer than the living room and kitchen area where the thermostat is. Also, because of no proper ventilation, fresh fruit, in our experience has gotten moldly in 2 days. Online Payment Processor fee. I hate online payment fees. You will pay a fee of anywhere from $1 to $20 depending on how you pay online on top of Rent, Electricity, and Insurance. Overall The Arlie is probably the best option for offcampus apartments, and thats a pretty low bar, since other apartments lack proper maintenance or management that cares. I would suggest getting your own insurance, since it can be cheaper than the $13 you would pay the arlie and you will have less to deal with if anything was to happen.
