Do not sign a lease here unless you have a massive emergency fund. This complex is strictly numbers-driven with zero personal touch. When I moved in, a staff member even admitted she wouldn't live here herself that should have been my first red flag. As a corporate professional myself, I feel like I "clock back into work" just dealing with the front office. If you are moving from out of state, be prepared for a level of gaslighting and passive-aggression that is beyond frustrating. The Pros: • Building 1 Maintenance: The only bright spot is the kind lady in Building 1 who works her hardest to keep the amenities well-kept. She is truly the best thing this complex has going for it. The Cons: • Hidden Fees & Billing: There are constant "fees on top of fees." After switching banks, I was locked out of the payment portal for six months despite being told it was resolved. I spent months chasing management for answers. • Accessibility: There is a severe lack of accessibility ramps. If you have a disability, navigating this complex will be a major challenge. • Lack of Privacy: I work from home and requested that management not enter to leave paper notices. I was told that under Texas law, they "can do as they please." While legal, it shows a complete lack of respect for tenant boundaries. • Maintenance & Trash: You are charged monthly for valet trash, yet they frequently skip pickups or switch services without notice. • Pest Issues: I moved into a gnat infestation. I’ve had to become my own exterminator because I never see actual pest control. Expect roaches and bugs coming from the drains; keep the Home Defense spray and vinegar handy. Based on my experience and the other low ratings regarding the move-out process, I am genuinely concerned about the "exit fees" they might invent. Save yourself the headache and look elsewhere.

The person who gave me a tour was very sweet. His name was Micheal and I’m most definitely thinking about moving in soon. But the overall apartments is very good quality, I personally love the bathroom and kitchen because on how fancy it look. I’ll recommend to other future guests to buy this apartment!!!

Wow! This is the best apartment I've ever lived in. Stephanie Coats & the rest of the staff, including the maintenance men, were angels. We got almost our entire deposit back, and what we didn't get back was perfectly reasonable. Despite the area, it's like a little bubble of safety. The people are friendly, the complex is quiet, and the apartments are pretty well sound-proofed. We never heard our neighbors unless they were yelling or unless people who walked very loudly came into the upstairs apartment. Our dishwasher broke at one point and they brought in a technician from the company, who said it'd take a few weeks for the part to come in. The maintenance man swapped out our dishwasher with one from an empty apartment in less than 24 hours. I think there was an issue with either the initial rent change or a new payment company where our bank rejected the payment, they worked with us and did not charge a late fee. Extremely pet friendly, amazing staff, quiet and safe, and very clean.

If you’re thinking about moving here, read this first. I have photos, screenshots, and timestamps to back up everything I’m saying. My family and I moved into Building 2 on April 26, 2024, and from day one it was nothing but stress, repairs, and lies. Don’t believe the 5 star reviews because they run raffles and only enter people after they submit 5 stars. We didn’t even get the apartment we really wanted Building 3 with a yard. They blamed it on “miscommunication,” but it’s always miscommunication here, which is why I documented everything. By May 4 we already had a leak. (if you want to see the video evidence look up Lenox Cooper on yelp) Staff themselves admitted Building 2 has the most issues, and our experience proved it. We dealt with • Pest infestations such as roaches and spiders. Management tried to say the building was not infested, but there are clear photos of pests outside the building. • Light fixtures falling, bathtub hollow and cracking, water leaking onto the floor they literally had to put WOOD under the tub for support • Gates broken constantly, car tags not working, grass full of dog poop • Fire alarms blasting randomly, even while we were sleeping (if you want to see the video evidence look up Lenox Cooper on yelp) • AC outage during Texas summer they gave us a tiny window unit • Extreme dust, because they make you replace the air filter yourself On top of that, they tried to charge $62 for a fridge water filter, surprise ESA charges, and even told me carports were free, then charged $50. Maintenance was in my apartment monthly, disrupting my work calls, and we never knew what would break next. When my lease ended July 2025, my $750 deposit should have come back within 30 days. Instead, they gave me the runaround for months. I was told “accounting is in Seattle,” but Avenue 5 billing said otherwise. The district manager could never provide a tracking number, only saying “I’m following up with accounting.” I had to send a formal demand letter before they finally mailed my $703 on 09/02/25. If I hadn’t fought, I’d still be waiting. I have screenshots, photos, and timestamps proving everything I’ve written. This is not just my word, they can’t dispute the evidence. Yes, I did leverage some things like free covered parking and money off rent, but only because I stood on business. At the end of the day, this place runs on lies, excuses, and miscommunication. I won’t tell you whether to move here, that’s your choice. But avoid Building 2 at all costs. Document EVERYTHING and never take their word for it. This complex cost me time, money, peace of mind, and my family’s comfort. Lenox Cooper learned the hard way not to play with me.

Recently moved out and found out that their move out fee was SUPER PREDATORY, upon move in they said wear and tear is okay to have so I did not pay much attention to that. Then before move out I called them and tried to claim that there were spider infestations in the apartment but NOBODY answered. Not even caring to call back even though I left them a voice-mail. Upon move out they said if I hadn't removed all the trash I would be charged a trash out fee and although I took out nearly everything they still went ahead and charged me with the trash out fee. Furthermore, they charged for carpet cleaning, wall repaint and cleaning fee for the entire apartment even though there was nearly NOTHING to clean on the bedroom carpet and the floor inside. JUST STAY AWAY FROM THIS APARTMENT IF YOU DO NOT WANT TO BE SCAMMED !!!Oh, and all the good reviews, they have a lottery to send whoever leaves a good review a PRESENT. That's why there are so any of them. Update: I've been trying to get in contact with them but with no avail, I can definitely say that I've been scammed living at this place. Not only does the front office staff agreed not to charge a trashout fee if I removed everything out of my apartment but also AGREED that I can have extra time to move my stuff out of the apartment WITHOUT any charges. THE STAFF HERE ARE PERFECT SCAMMERS and DO NOT LIVE HERE ! DO NOT TRUST ANYTHING THEY VERBALLY PROMISE YOU because to them, it means NOTHING as each employee tells a different story. I have already reported them to BBB.
