I have lived at Avilla Lakeridge since November 1, 2024! It is a very nice community of small single family homes. The Staff and Maintenance are very nice and very attentive. They want to be sure their residents are taken care of. The homes here are adorable with a private backyard. The neighbors are friendly and it is a nice quiet community. I highly recommend Avilla Lakeridge in Arlington, Texas.

Part 1 Don’t do it. After long consideration, I just don’t find this place worth it. The property is unkept. The management is hard to communicate with and people that don’t even work in office. Will call you to try and not resolve issues you have. This company gives unfair treatment. I also feel like I was targeted at some point in time with my car After not paying a late fee that I felt was wrongly added onto my account when I was having technical issues while paying. This place when I first moved in, I chose it because I felt like I was going to be getting a better deal than the last place, which was a luxury apartment. I’ve never lived somewhere where if you pay your account and you zero out the balance that they will go back 11 days later and add a late fee for you paying 11 minutes late, until moving here. Also When I did pay late, I let them know it was because I was having technical difficulties with the site, I was called a liar and told that On their end, they couldn’t see the technical issue. I’ve never lived in a place where someone has contacted my phone and told me I should write emails on top of calling so that I can help management stay on top of tasks that they are paid to do, until living here. Since I have lived here at the apartment complex has switched off people several times, and the ones in there in my opinion act like they don’t know what’s going on. There is an amenity fee that is added on every month. I think it’s about $35. Well the pool was shut down for three months and the residents weren’t able to use it but in the middle of the night you can always expect there to be teenagers/young people And other non-residential people having parties and leaving their garbage and trash everywhere for the next day. The gates are never closed! the first dumpster By the 200s and the dumpster around by building area 622 Are absolutely an eyesore for the property. Not to mention leaving furniture in there, and not figuring out how to get rid of it causes plenty of pests, maggots, roaches, mice, and other small creatures looking for a place to find shelter and eat. I know when people come and tour this property that when they see that they no longer wanna live here because that’s exactly why when I first came in toward the property and they offered me a unit near the 600. I told them no and that I needed a different one. Also, you may need to find your own pest control. I requested for them to send pest control out over a month ago and no one has came, but yet I am still being charged. A pest control fee and pest control has never came now I understand that you do have to put a request into the office and I did but like I said, since then they still haven’t come. The only reason I am giving this community any stars is because of maintenance. I will say he is kind, and he responds in a timely manner, but I know that he can only do so much within his job description when it comes to having things replaced and repaired. This community is mismanaged and unkept with all the excess fees and extra charges of late fees. They could at least put that money towards cleaning up the place and hiring better office staff. I definitely suggest weighing out your options before choosing this place when you’re inside of your home You may be able to settle in, but once you leave out that front door reality will set in. Also, if you like to live in a community where you feel safe at night, this may or may not be the property for you because the gates are never closed and nor are the entry gates in the front near the mailbox and the pool are often left open, so I take that into consideration too. There is no security so people can come in and out of the community and check doors if they wanted to all throughout the day and night. PS I do drive through daily and take pictures of the dumpster areas and the trash when I am taking my walks so these pictures are very accurate and very up-to-date especially the one where there’s four mattresses at the dumpster that picture was taken yesterday 6/3
