This property offers a convenient location right by the university, with many students appreciating the social atmosphere cultivated through community events and friendly staff interactions. However, prospective residents should be aware of recurring issues with pest infestations and inconsistent maintenance responses, which can sometimes lead to an uncomfortable living experience. Communication from management can also be unreliable, making it challenging to address concerns or navigate administrative processes efficiently.

I've been unable to log into Secure Cafe Net to pay my rent and have been trying for days. I do not wish to default.

Now that I’ve officially moved out DO NOT and I mean DO NOT move here!!! While on a year lease i was moved 3 times in different buildings each time. Theres is a serious roach issue that they do not disclose even after you start to have issues. The pest company that treated the building told us he was treating it for three months prior to us moving in and they did nothing. The toilet also did not work upon moving in. The second apartment had mice. They also chose not to disclose this after many neighbors reported getting them. They were in our pantry or dishwasher and going in and out of our stove. Pest control did not going but put down the same traps we did. After being gaslit once again and being refused to break or lease we were moved again . We received a fraction of one month rent after threatening to get the health department involved and court. In their office they have a board with several buildings experiencing mice, roaches or both. The area is not safe, randoms walk through there all times of the night. The neighbors are nasty, loud and don’t clean up after themselves! The front desk never seems to be open and the manager on site is extremely rude. He doesn’t not care and got disrespectful with my mother. They allow non students to move In. Save yourself the trouble and don’t stay here.

I lived at Vivo Toledo for approximately two years, across four different apartments. During that time I experienced an apartment that wasn't move-in ready, a package that was signed for by the leasing office and then reported as "missing," a vehicle break-in, being switched out of the apartment I was promised before move-in, and a cockroach infestation. When I first moved into Vivo in June 2024, my assigned apartment was clearly not ready for a new resident. The mattress was old and dirty, the carpet hadn't been vacuumed, there was dirt on the walls, dead bugs in the windowsill, the bathtub was heavily stained, and the bathroom floor was cracked and peeling. After I complained, management moved me to another apartment that was much better, and I had no major issues there. While living in that apartment, I ordered a piece of jewelry that required a signature upon delivery. A leasing office employee signed for the package, but when I went to pick it up, I was told the office had never received it and that it must have been stolen from my doorstep. After filing claims with UPS and the jeweler and indicating I was prepared to involve the police, the package was eventually "found" in the leasing office and returned to me. Later, I upgraded to a one-bedroom apartment because of roommate disagreements. That apartment was generally a positive experience. During that lease, however, my vehicle was broken into on the property. The complex has no security cameras, so there was very little that could be done to investigate. After renewing my lease again, I decided to upgrade to a two-bedroom apartment. Before signing the renewal, I met with the leasing office to choose my new apartment. While in the office, I noticed a whiteboard listing available units. Many of them were marked with "R" for roaches or "B" for bedbugs. I intentionally selected a renovated apartment that was not marked with either designation, and management emailed me confirming that I would receive that specific unit. When it came time to move, I was informed that the apartment I had been promised had been leased to someone else, and I was placed into a different apartment instead. The very first day I moved into that apartment, I found German cockroaches. I reported the problem immediately. Pest control was scheduled, but the first treatment was incomplete, leaving entire areas of the apartment untreated. Over the following weeks I continued finding roaches, including multiple nymphs, despite repeated reports to management. I later discovered a mouse and what appeared to be a rodent entry point behind my toilet. Communication throughout this process was by far my biggest frustration. It was incredibly difficult to get updates, and I often had to stop by the leasing office multiple times every week simply to remind management about outstanding requests. I submitted a formal written notice requesting a building-wide treatment plan. I was later told my apartment had been treated, yet the pest control report uploaded to my resident portal did not show that my unit had been serviced. I was then told my apartment would be treated on a specific day, so I paid someone to watch my dog while I was at work, only to come home and find no evidence that any treatment had taken place. To be fair, some individual staff members were kind and genuinely tried to help. My frustration is with the overall management and communication, not every employee I interacted with. I don't expect perfection from any apartment complex. I do expect an apartment to be move-in ready, for management to honor written commitments, to communicate consistently, and to respond appropriately when residents are dealing with serious health and safety concerns. Unfortunately, after nearly two years at Vivo Toledo, I can't recommend living here.

If you love your family or friends don’t suggest this place , total scam, 2 of my cousins lived there and they are glad that they don’t live there anymore, literally the worst. every weekend there’s shootings and the security doesn’t do anything. Maintenance is literally once every year, literally all the lights around the building been flickering more than a year nobody fixed it. Don’t don’t don’t get scammed
