This property offers a fantastic living experience, boasting modern apartments with great amenities like a resort-style pool, fitness center, and various social spaces. Its walkable location provides easy access to local restaurants and shops, and many residents appreciate the friendly and responsive staff who often go above and beyond. However, some residents have experienced issues with vehicle break-ins, even in the parking garage, and the package room can sometimes become disorganized.

Wanted to wait until my 1 year lease with Woodburn was up before writing this review. Overall, it’s a decent place to live in a safe, walkable area. However, my husband and I ran into many frustrating issues throughout our time at Woodburn. Pros: very walkable, safe area. If I was a woman living alone, I’d feel pretty comfortable living here. In unit washer and dryers were fantastic to have great pool and entertaining space For fans of modern, sleek, clean interior decor, this place is a great clean slate with fun accent wall in all (or most?) living rooms Cons: The biggest issue throughout our time here was the parking garage. While we thankfully never experienced any break-ins, the Bell St. entrance never worked for either my nor my husband’s vehicles (and we own both ‘small’ and larger vehicles respectively). Additionally, the Anthem Alley entrance was frequently broken, leaving us either having to race inside and manually open the door with our fob, or leaving the door open for sometimes a full week at a time allowing anyone who chooses to enter. For the steep parking prices (I know they’ve since gone up, but for us it was $225/2 vehicles), this was incredibly frustrating. ^to that point, and I know it’s a parking garage…but the trash and debris all over the garage definitely got noticeably worse as we lived there. To add to another reviewer’s comment, the humidity in our apartment was also constantly above 65-70%, while we always kept our place at 68-70 degrees ^additionally. Our thermostat was battery operated. About 8 months into living there through their app, we got an automatic work order created stating that our thermostat battery was low and needed replaced. No biggie. However, a maintenance worker arrived and stated ‘yeah, these aren’t battery operated, you just need to reset the alarm on it’. ….despite the fact that the app still said it had low battery. Okay, also no biggie in our heads as long as it continues to work. Then, a month later, it died. We finally got it off the wall and what’s in the back….batteries! Lied to, and had to use our own batteries to get our thermostat back in working order! The only other time we called maintenance was for them to fix the leaking doors on our Juliette balcony during the winter. They fixed the door that opened but stated that we just should ‘keep an eye’ on the other door, as it would’ve been too difficult to take off and repair. I understand and was sympathetic to not wanting maintenance to work in freezing conditions (as well as not wanting our space that cold), but I was frustrated that they didn’t even make an attempt to caulk/block the leak in any temporary way. So, so many of our packages either went missing into that abyss of a package room, or were stolen. I cannot even count how many times I visited the package room 9-10 times for a specific package, only to realize I was never going to find it. I don’t want to put all this blame on the leasing office as I continually got the impression that they were understaffed, but just wanted to give fair warning. Overall, from the broken garage doors, to steps in communal areas having the foot guards broken off the steps (indoor steps), to the removal of the onlyyy accessible way to dispose of any large trash items/cardboard towards the end of our lease—it certainly seems like a building that was cheaply made and not going to hold up well over the next 5 or even 3 years. We lived here for a year and the quality decline was VERY apparent.

Whatever you do do not move here management is horrible run by a young immature hotheaded redhead I've never been threatened by a property manager until today. It's also near a Talbert house and very hood adjacent so it's not the safest area but you'll be able see that for yourself when you notice the numerous car break-in and your own property manager walking up on you car as if she's going to harm you does not help you feel safe. The building itself is nice since it’s fairly new, and the amenities are solid — including the pool, rooftop patio, dog park, and other shared spaces. The location is also a major plus, with convenient access to downtown while still being close to Hyde Park and Norwood. The new administration has also been a noticeable improvement. The current admin is personable, welcoming, and always greets residents warmly, while the maintenance staff, led by Scott, are professional, courteous, and responsive when requests are submitted. Unfortunately, the biggest issues with this property revolve around parking, towing, and security. I’ve personally dealt with my car window being broken into, and I know several other residents who have experienced similar issues with vehicle break-ins. Multiple residents have suggested installing additional security cameras around the property and parking areas to help deter theft and vandalism, but previous management largely dismissed those concerns. In some cases, residents were told the issue would not be a problem if they simply paid for garage parking. The towing situation has been equally frustrating. The property appears to have a contract with a local towing company that regularly patrols the lot late at night and early in the morning looking for vehicles to tow. The Uber/DoorDash pickup spots near the front entrance are a common target. While the signs indicate these spaces are designated for Uber/DoorDash use, the “no parking” language for residents is written in very small print and is easy to miss, which honestly feels misleading. There is also a section near the front labeled “Park Here for Self-Guided Tour,” which naturally gives the impression that parking is permitted. Staff members are often seen parking in both areas during the day as well. However, residents who leave their vehicles there overnight risk being towed, with the towing company claiming the area is actually a “no parking zone.” The signage and enforcement are inconsistent, and combined with the aggressive towing practices, it creates the impression that the leasing company and towing company are more focused on generating towing revenue than providing clear guidance to residents. While maintenance requests are usually addressed quickly, the overall upkeep of the property could still be better. Stair treads frequently come loose and often remain unrepaired for long periods, the front entrance door was broken for several weeks before finally being replaced, and the garage door regularly malfunctions. Overall, the rent itself seems reasonable for the area. However, if you do not want to rely on street parking, garage parking costs an additional $150 per month, which has increased over time. Given the parking challenges and local residential parking expectations, many residents would likely expect parking accommodations and security measures to be handled more effectively than they currently are.
