I resided in this apartment building for several years, and my experience left me quite astonished that it hasn't encountered significant legal problems. The primary issue plaguing the building is the pervasive black mold infestation, which stems from poor plumbing. During torrential rains, the aging pipes inevitably leak into the walls, and rather than addressing this major problem, management appears to be adept at concealing it. Testing the air for mold yields consistently positive results. Another concerning issue is the overcrowding problem that originates from the units themselves. Two-bedroom units have been recklessly converted into 4-bedroom "flex" spaces, accommodating multiple bunk beds (resulting in 6 occupants). This not only violates fire codes but also artificially inflates rental rates. The overcrowding issue also extends to the building's amenities, including an overcrowded rooftop that resembles a chaotic zoo during weekends, complete with blaring music, broken bottles, and vomit, which unfortunately spills over into the building itself, rendering it perpetually reminiscent of a frat house. The gym, while a welcome amenity, is often overcrowded, making it challenging for residents to enjoy a proper workout. The laundry facilities, although commendable, are monopolized by individuals operating full-time laundry services, further limiting access for other residents. The behavior of the doormen is quite perplexing. They engage in gossip more fervently than high school girls, readily sharing the personal lives and actions of tenants with one another. Caution is advised when interacting with them or bringing guests into the building, as privacy here seems to be a scarce commodity. In summary, my experience in this apartment building was marred by issues such as mold infestations, overcrowded units, rooftop chaos, overcrowded gym and laundry facilities, and indiscreet doormen. It's disheartening that these issues haven't been adequately addressed, and it's crucial for prospective tenants to consider these factors carefully before choosing to reside here.

I recently had the pleasure of staying at my friend JC's building and it was an experience that exceeded all my expectations. From the moment I walked through the door, I was struck by the spotless decor and modern chic internal design. But what really stood out was the unique integration of art throughout the flat. JC has a true talent for curating pieces that enhance the space and make you feel like you're staying in a high-end gallery. But the real treat was JC's smart technology driven room, which featured a thermoregulating mattress that was simply out of this world. I've never slept so well in my life! The mattress is designed to propel you into deep sleep faster than any other mattress out there and it truly lived up to its promise. Not only does JC have a Lobster named Larry that brings the place character, but he also has sports-infused memorabilia-clad walls that are perfect for any sports fan. The overall vibe of the flat was fun and lively, but also incredibly peaceful and relaxing. It was the perfect balance. Overall, I cannot recommend JC's building highly enough. If I could give it 6 stars out of 5, I would. His hospitality was second to none and he truly went above and beyond to make sure my stay was comfortable and enjoyable. I would gladly stay again at JC's place and I can't wait to see what other amazing things he has in store for his guests in the future. Thank you, JC!

95 Horatio Street is a great apartment if you value having lots of space, having a quiet apartment, and friendly and responsive staff. As we know in NYC you have to compromise unless you’re at the very top. If you prioritize these things, the West Coast apartments might be a good fit for you. When it comes to living space, these apartments are among the largest you can find in West Village for the price and there is plenty of storage, too. The walls are thick so in my two years living here I heard my neighbors maybe 5 times total. It’s also a sleepy corner with very little traffic noise, either. Its location is right next to the Meatpacking District, too, if you’re looking for nightlife and shopping. The staff as a whole were great, I always had service requests handled quickly, and the doormen are friendly and look out for the residents. I had a great time here, and would recommend this place to anyone.
