This building generally offers a comfortable and upscale living experience with high-quality apartments, impressive quietness, and excellent amenities like a well-equipped gym and a pleasant pool area. However, prospective residents should be aware of potential issues with noise from neighbors, occasional pest problems, and disputes over move-out charges for perceived floor damage.

Luckily enough, we were able to do a summer lease takeover while visiting from Italy. The building is clean and offers beautiful views. One thing to note is that there are a lot of dogs here, including large ones. As a non-dog person, I imagine there might be some wear and tear on the hardwood floors because of this. We met a lot of long-term residents at the pool, and they were very nice people. The pool hours are from 9:00 AM to sunset, which gave us plenty of time to relax by the water all day. Compared to other buildings and hotels we’ve stayed at, this was great, but some residents would actually scream and demand longer hours. That was the only weird part. The people who were pushy and demanding kept telling us they had lived in the building for years. If you don't like it, why not just leave?

A NYC rental that genuinely gets it right I lived in a river-facing unit and it was excellent from top to bottom. Breaking it down by what matters most: Apartment comfort & quality: Upscale and comfortable throughout, with high-quality appliances that make everyday living feel a notch above the typical NYC rental. The river views are a real highlight. Noise: Impressively low, both from the street and from neighbors. In a city where thin walls are the norm, this place is a genuine exception. Everyday essentials: Reliable heat and AC, strong water pressure, and fast elevators. Building upkeep & staff: The building is well kept, and the staff are the standout: consistently friendly, helpful, and responsive. That kind of management makes living somewhere effortless. Amenities: Top-notch across the board. The gym in particular is excellent, quality equipment and well maintained, not the usual afterthought you find in a lot of buildings.

Really bad experience. The building administration is not helpful at all. Be very careful with your move in inspections. They will tell you not to worry about certain damages under the pretext that they are normal wear and tear and then blame the repairs on your and take it on your security deposit. They also charge very high amenities fees, when amenities are either closed for renovations (the roof terrace and lounge were under renovation fora full year) and in addition charge you for a pool access fee.

The staff (doormen, maintenance, and mailroom staff) that work here is great and they have nice resident events, but that's where the pros of this building end. I recently moved out and they are making claims about floorboard damage in order to retain part of the security deposit. The amount charged is an unreasonable amount that does not even make sense for a few floorboards. It sounds like they are doing the same to other residents who move out, as previous reviews have also stated the building has unreasonably charged them for floorboard repairs. They also failed to respond to my emails and calls that I sent immediately after they sent the email about the deduction. ALSO, if you're thinking of moving into this building, please keep in mind that Port Authority has begun a lengthy project on the Lincoln Tunnel, which will be right outside your door for months or years. If you're facing east or south, you will definitely hear the construction as I did from the 30th floor, sometimes later at night such as between 10 PM and 12 AM. Finally, they have a no-smoking policy, which they fail to enforce as there was a frequent cigarette smell in my room and in the hallway.

I have lived in this building for 2 years, and this has been by far the worst apartment leasing experience I’ve ever had. First, my downstairs neighbor has been blasting music and singing (more like human howling) late at night. And I literally mean nights — between 2 AM and 6 AM. I expect this level of insanity on the NYC subway, but definitely not in my own apartment. Everyone in building management is aware of the issue, but they seem completely incapable of addressing it. The only “solution” was calling the concierge and hoping that a knock on the door would quiet the neighbor down (sometimes it did, sometimes it didn’t). Next, the building has a cockroach infestation, which management is similarly incapable of fixing. Cockroaches would crawl out of every sink drain in the apartment. Thorough cleaning and chemicals didn’t help — the infestation is clearly deeply rooted in the building’s plumbing. When I raised this concern, I was told the exterminator would come in a month (!). Eventually they did come, but the cockroaches didn’t disappear. I’m convinced that an entire cluster of nearby apartments needs to be treated at the same time for this to actually stop. My third complaint is that the building “accidentally” overcharged me for an extra month. If I hadn’t noticed and followed up, that would have been money lost. It’s honestly surprising that I need to carefully watch my charges just to make sure the building doesn’t take money it isn’t owed. Which brings me to my last point. The final blow was my move-out experience, and this honestly deserves a special post. After completing the move-out inspection and signing a (blank) inspection form stating everything was in good shape, I later received an email informing me that I owed around $4,000 in floor damages. I had no idea what damages they claimed I caused — the attached images showed what looked like normal wear and tear: scuffs, fading, and slightly faded color along the edges of floorboards. I’m still in the process of disputing these arbitrary charges, which feel like the building decided to renovate the unit at my expense. This level of fraud is unbelievable. My advice to anyone considering this building: don’t. It isn’t worth it. If you do move in anyway, I strongly suggest documenting every single detail — take photos, take videos, and keep everything in writing. Don’t trust anything building management says or does unless it’s documented. This will come in handy!
