540 Waverly

The “real estate agent” Vicario Phillips working for this property was extremely unprofessional. He had a very argumentative, sassy and condescending tone immediately as I picked up the phone. He was also useless as far as information was concerned.

My parents are builders. They’ve built and managed condos uptown for the last two decades, and were it not for their age they’d still be building. So through osmosis I know how hard it is to build a beautiful building. 540 Waverly is a beautiful building. And I don’t just mean an aesthetically pleasing building, which 540 surely is, but a spiritually beautiful one. One that life wants to live in. One that foresees its residents’ needs and wants, and surprises and delights with a brilliant unspoken anticipation. It starts of course with the common details a broker would breathlessly pronounce in rapid succession—the rooftop amenities, an in-building gym, a package room, soft-close cabinets… But it extends far beyond. Instant hot water. Near-silent sound insulation. The impeccable finishing of the trim. Durable and attractive blackout roller shades. The business person in me says, “These choices are rational!” And by that I mean economically rational—that these decisions reduce vacancy and churn and management overhead and turnover expenses—but I also mean rational in the sense that this building just makes sense. In a nonsensical world where everything feels upside down, 540 just feels…correct. Everything is purposeful in its place. Buildings can be extravagant in obnoxious guy-with-too-much-cologne-and-a-cheap-Italian-suit-selling-you-something-you-don’t-need ways—Carrera marble, waterfall islands, wide-plank cedar flooring. 540 is not extravagant in any of these ways. Instead it offers the ultimate luxury—not having to think about where you live at all. It’s the lack of headache--the complete absence of mental damage--that constitutes the shocking pleasure of living here. It just…works. And I can think of no higher compliment.

We moved into 540 Waverly in early August 2023. We have had such a great experience with all the building staff who are professional, helpful and really attentive. They made our transition into the building really easeful and smooth. Eddy the Super has been very helpful and patient and the desk staff Shaw and Brandon as well as other building staff are all great and always know how to manage your queries. The property management team have also been attentive to our queries and have sophisticated systems to manage leasing, maintenace and building requests. We love the building amenities and take advantage of the bike storage, rooftop area, gym and love entering the lobby to our new home. We are grateful to call 540 home and to be apart of the community here and hope to be here for a long time.

Living in this apartment has been a truly delightful experience. The apartment has spacious rooms and plenty of natural light. The island in the kitchen is truly a nice touch and makes cooking a joy. Also, the in-unit washer and dryer add a great deal of convenience to daily life. The property management team is exceptional, always friendly, and ready to assist with any inquiries. I also appreciate the secure access and the safety measures in place, providing a sense of security. Additionally, the communal areas, including the gym and lounge, are well maintained. Overall, I couldn't be happier with my choice to live here, and I highly recommend this apartment to anyone seeking a comfortable living space.

I have lived at 540 Waverly since January of 2023. My partner and I have greatly enjoyed living here - the building itself is phenomenal in a great neighborhood. Positioned between Fulton St. and Vanderbilt St., there is a significant number of restaurants and bars walking distance. The building is always clean and well kept. The staff are amazing. Eddy and the maintenance team have been attentive to any service requests, and Shaw and Brandon at the front desk go above and beyond.
