Students generally praise the apartments and building for being beautiful and well-located, with some initial experiences highlighting helpful staff who ensure a smooth move-in. However, many residents frequently report issues with maintenance, noting that repairs are often slow, temporary, or sometimes not addressed at all, leading to repeated problems with essential amenities like AC and hot water.

I thought the reviews about everything constantly breaking and maintenance being unresponsive were dramatic until I moved in - we’ve lived here for 6 months and our AC, oven, refrigerator, hot water, etc have all failed (AC and hot water multiple times) and we’ve had water leaks and it often takes DAYS to even get someone to let you know when they’ll come (which often is in a week+ and then there’s a 70% chance they no-show or randomly mark your request as resolved). When we moved in, our oven was broken (but of course was marked as working during inspection) and they said they would come in 7 days to take a look. Not only is it a part time job to get maintenance to come, but everything is always fixed temporarily and breaks again as soon as they leave and you have to start the process of begging them to show up all over again (ex: we reported a water leak on our patio and they ‘fixed’ it by turning the water off). Your apartment could be actively flooding and they still want you to put your request in their portal where you just wait and hope to hear from someone. We’ve had triple the amount of major maintenance issues in 6 months here than in 5 years of living in various other buildings.

We just moved in and Tom and his team couldn’t have been more helpful! Our apartment is spotless and everything has been so seamless and easy. From handling the move, to help with assembling and putting up lights Tom and the team was ready and it made us feel so welcome!

Beautiful apartments and beautiful building. Staff is very courteous. Management company have improved but still needs work. Better since we moved in. The super is amazing, he is very good at solving problems and takes it very seriously. Only issue is I wish there were more maintenance staff to address an issues in a timely manner on the weekdays and at all on the weekends when we report them.

Nothing is luxury about the management here. It’s no wonder people rave about the Silverman buildings in Jersey City because they actually seem to care for their tenants. The building and finishings are great, but their customer service and help center are awful. They lack the knowledge needed to assist their tenants and don’t seem to care to do research. It’s been over two weeks and I’m still waiting on digital key access. Some of the things I want to access can’t be accessed by anything other than a digital key. They can’t seem to find what’s wrong or even come to an agreement on how it’s supposed to work. To pay a lot of money for incredibly poor service is infuriating. To make everything worse, no one has EVER apologized. A simple sorry for the inconvenience would go a long way but they can’t be bothered with that. Horrible management - worst I’ve ever experienced. Update: I’ve been having issues with the hot water in my apartment. It gets scalding hot in the mornings to the point where I only get a max of 3 mins to shower before I can’t be under the water anymore. I’ve opened ticket and requested this be fixed 3 times and every time “someone is scheduled to come”, I never see them, there is no communication back to me, and then the ticket just closes as if it’s fixed. At this point, I am going to have to contact Jersey City Housing Dept. because repairs aren’t being made and been burned is a huge safety issue that DVORA could care less about. And regarding the comment “reach out if you need anything and you’ll be taken care of”….well I do every time and nothing happens. Management here is a waste of time.

TL;DR: Phenomenal apartment, wonderful location, absolutely top notch staff....HORRIBLE management company. This applies to Hamilton House as well, as the management company and issues are the same. When we first moved in (May 2019), the management company (knowing it was a new building) bent over backwards to make our experience very pleasurable. We absolutely loved our first 2 years there. However, we encountered issues the day after we signed an 18 month extension. Here is a running list of everything we've experienced. 1) They lie to their tenants. We never cared about the rooftop fireplace not working, but when we inquired about it, they told us it only worked from May until October. When it didn't work in May, they told a friend of ours in the same building it only worked from October to May. It's as if they don't think tenants talk to each other. 2) Our original lease said the rooftop was open year round. They changed that to only be open a few months per year. 3) We paid an amenity fee at the beginning of every lease. It encompasses the following: the shuttle, the bike room, the package delivery, the weekly refresh, the office room, the recreational room. Since then, they have: (a) charged a fee for the shuttle, (b) charged a fee for the weekly refresh, (c) charged a fee for the bike room, (d) closed the office to make it a "lease signing room" that never gets used, (e) removed the ping pong table from the rec room. So they charged an amenity fee...and then charged fees on top to use the amenities. 4) I complained the dog run fence was so broken that it posed a serious danger to the cars parked below it. After multiple attempts to reach out to them to fix it, I ended up fixing it myself with a bungee cord. 5) The fire alarm went off once per week for 6 months during the lockdown. Not once during our "weekly newsletter" did they apologize for, or provide a reason, for the alarm going off. 6) For 6 months, the lock on the door of the package room was simply broken 7) The ridiculous parking lot in the back was never locked. When we said we weren't comfortable with the security and wanted a space in the back attached lot, they said we were fourth on the waiting list (the same number as we were when we moved in). When we said that we would just stop paying for parking and park on the street, the a parking spot became open and they gave us an option for....4 spots. So they were obviously there the entire time. 8) A friend of ours had a dog that peed in the hallway. In the 5 minutes it took her to go back to her apartment to get a paper towel to clean it up, they charged her a cleaning fee for it. 9) Our lease ended on 10/31. When we went to schedule a move out date, DVORA mandated a move out date of 10/28. When we said that we weren't leaving before our lease end unless they repaid us for the 3 days they would owe us, they miraculously found a time on the 31st. 10) They gave us a move out time of 9 am. When they confirmed a few days later, they changed it to 1 pm. Once we confirmed with the movers, they then changed it back to 9 am. 11) Not a big deal, but the electronic screens in the elevators did not work in the entirety of the 3.5 years we lived there. 12) Our friends moved into an apartment within the building, so they moved from DVORA apartment to DVORA apartment. Upon moving, their oven was broken. After a month of them not fixing it, our friends demanded that DVORA replace their oven with an oven from an empty apartment. Their response was "those are for prospective tenants", neglecting the fact that they have actual paying tenants that they should be looking after first. 13) All of the tenants got a message that any gift given to the employees of the building in December of 2021 would be matched 100% by DVORA. I've confirmed with multiple employees that not only did DVORA not match the gift, the employees weren't even given an actually tally of how much was given. This is a wildly poor management company. They are not to be trusted and I would never rent from them again.
