Overall, this property offers a clean and quiet living environment with well-maintained building finishes, creating a comfortable day-to-day experience. However, prospective residents should be aware of potentially higher utility costs and lower-than-average water pressure. It's also advisable to carefully document everything upon move-in to avoid any unexpected fees later on.

My lady friend lives here at the Slate. Every time I visit, I'm impressed with the overall quality of building finishes and the general maintenance. As a retired building contractor of very large high-end custom homes, I can very seldom say this about apartment complexes. A thumbs up to the project manager and finish work supervisors.

Overall, the apartment is quite nice. The environment is clean, the community is quiet, and the general living experience is comfortable. However, there are a few things to be aware of before signing. The water pressure is quite low—honestly even weaker than some places with water-saving fixtures—so daily use like showering can take noticeably longer. Utility costs are also higher than expected. The apartment itself charges around $150/month, including shared common area utilities, and on top of that you still have to pay your own electricity and internet separately, so the total can easily reach $250+ per month. Internet service is restricted to a single provider. The biggest issue comes at move-out, where we were charged a number of fees that didn’t feel reasonable, including what appeared to be an extra month of utilities and a charge for a missing drip pan that was never provided to us in the first place. I would strongly recommend documenting everything carefully when you move in to avoid potential disputes later. Overall, it’s a solid place if you prioritize a clean and quiet environment, but it’s important to be fully aware of the ongoing costs and move-out charges in advance. Update: Even the number they given to me in the reply is uncallable

I was a resident at The Slate through October 2025 and had a positive experience, which is exactly why I chose to reapply in April 2026. Unfortunately the experience this time around left me deeply disappointed. I paid $325 in fees, was denied based on credit, and was told all fees were non-refundable — including the administrative fee, for a lease that was never created. When I asked for even a partial goodwill refund as a returning resident, I was told no at every level. I understand policies exist, but the lack of compassion for a former tenant who returned in good faith says a lot about how this company truly treats residents. I would caution anyone to carefully read the fine print before paying any fees here.

We had a family member that was looking for a new home and a church member had referred us to The Slate Apartments. I must say, from our very 1st encounter, all the way through the move-in, we experienced NOTHING LESS than AWESOME CUSTOMER SERVICE from the agent Ashayla Macon!!!! Young and professional, a combination you don’t come across quite often nowadays, she was friendly, courteous and very considerate of our time. She walked us through seamlessly and answered all of our questions thoroughly. We are so glad we picked The Slate and my family member is beyond happy to call it their NEW home!! Thanks again, Ashaayla!!

DON’T DO IT!!! We lived at the Slate 2 different times. Approximately February 2021-August 2023 and April 2024-August 2024. We originally chose The Slate bc it was close to downtown and the most affordable “luxury” apartment complex. We soon encountered multiple instances that reflect my one star review during BOTH times we lived here!! 1. Trash - There was no trash pickup and each tenant was responsible to bring their own trash to the compactor for $10/month fee. (Which we liked bc we brought our trash when necessary). Then when our lease renewed we began being charged $25 instead and they had a trash service that picked up our trash for us the first company they hired never took our trash. Always saying it wasn’t out there, it was too heavy or it wasn’t inside the trash can. Which were all not true. They just didn’t come or didn’t pick it up. So I asked to opt-out as we were fully capable of brining our own trash. At this point This was more of a pain and an “amenity”. They did eventually get a new company which did start consistently pickup the trash, so that got better. But it didn’t stop other tenants from leaving trash piled up and gross everywhere. I had to call management to pressure wash multiple times bc of the rotting trash our neighbors would leave out for weeks at a time. 2. Amenities - The amenities were far from luxury. The first summer we were there the pool was closed almost the entire time! They kept saying the parts were on back order. When the pool was open it was nasty with trash and bugs. The gym never had cleaning supplies and had very little equipment to be considered a luxury amenity. Also the women’s bathroom had a stall with no door on it the entire 31/2 years we lived there. And the last few times I went in there, there were zero toilet paper or paper towels, I’m assuming bc people steal it. 3. Homelessness - We have seen homeless people inside the trash compactor and inside the dumpsters left at the front and back of the property. They rummage through it and leave trash everywhere. We also invited friends over to the pool and were very put off by the fact that the homeless hangout on Sundays around the pool bc they know management isn’t working. They were sitting at the picnic tables and using the water faucets and aome people let them inside the pool area. Also, back behind building 10 the homeless people hangout/camp out in the woods. 4. Safety - Considering we have personally seen a knife fight in the parking lot between homeless people we did NOT feel safe here. My husband and I have had to call the police on multiple occasions due to domestic disputes between our neighbors. On one particulate occasion at 8am in the morning, the females locked the male out and he proceeded to break the door down threatening her, which prompted us to call the police. We know he was not on the lease (bc of their loud screaming matches) we notified management and we were told there was nothing they could do since it was during Covid. Another occasion, the same neighbors were all intoxicated and he was vomiting ALL over the breezeway and laying in it passed out. All the other people had to drag him inside and left the vomit in the Savannah heat overnight. The next morning the female is pouring bowls of water over it washing it all the way down the stairs from the 3rd floor!! So now there’s vomit raining down the 3 flights of stairs so no one can use them. I told management they needed to pressure wash asap. They didn’t come until the following week and they only did the first floor!! 5. Management - Never answers the phone or calls you back. I called multiple times and left messages bc there was an abandoned apartment that had the door wide open for weeks and they never cared to call me back or shut the door…Also, goodluck going to the office there’s always a sign that says “be back in 30 mins” during open hours. My character limit has been reached, so I will continue my review on another…
