Series at Riverview Landing Apartments

UPDATE — After approximately seven months of living here: I genuinely never thought anyone could manage this complex worse than Samantha did, but unfortunately, Tarvares has proven me wrong. During his tenure, the property has gone significantly downhill. Trash is routinely piled up around the dumpsters and scattered throughout the parking lot. Residents regularly leave trash wherever they please, yet there appears to be little to no enforcement despite the community threatening residents with fines for seemingly everything else. Rats and bugs have also become a regular sight around the property. In many areas of the complex, simply parking your vehicle can result in ants getting inside it. Whatever pest-control efforts are being made are clearly not sufficient. Most recently, management decided in the middle of residents’ leases to disrupt occupied apartments to install new flooring. They aren’t even removing the existing flooring—they are laying new flooring directly over it. Residents were given very little notice and are expected to accommodate contractors moving their furniture and belongings around inside their homes for a cosmetic flooring project they never requested. After seven months, my opinion of this property has only gotten worse. Between the declining condition of the grounds, trash, pests, poor management, and unnecessary disruptions to residents’ homes, I would strongly advise anyone considering Series at Riverview Landing to look elsewhere. There are plenty of apartment communities in this area. I cannot think of a good reason to choose this one. It is quite terrible. ——— Update after approximately two months of living here. I would strongly advise anyone considering this property to look elsewhere. I have lived in numerous apartments over the years, and this has been by far the worst experience. At first glance, the apartments look nice and the location appears convenient. That perception quickly changes once you actually live here. The surrounding area is heavily industrial. There are essentially two ways to exit via River View Road, toward Highway 78 or toward 280. Both directions are extremely congested, especially in the mornings. Truck traffic lines up for miles, and it is common to add at least 15 to 20 minutes to your commute. On Highway 78, the red light alone can take an excessive amount of time to clear. It is frustrating and entirely avoidable if you choose a different community. Because the area is so industrial, trucks drive down Riverview Road all day long. The constant semi truck and heavy vehicle traffic creates persistent noise. It is far louder than you would expect from what appears to be a quiet residential setting. The resident experience has also been unacceptable. Before installing a Ring camera, I had a package stolen directly from my door. After installing the camera, another individual attempted to take a package until realizing it was an empty box. I also had someone attempt to open my front door and enter my unit. All of this has happened within just two months of living here. The office staff has been another major disappointment. Samantha in particular has been rude and difficult to work with. Communication often feels dismissive, and concerns are met with vague responses rather than solutions. In several instances, I was told what I wanted to hear, only for nothing to actually change. It is some of the poorest customer service I have experienced in any apartment community. Additionally, as other reviews have mentioned, there are numerous fees added to monthly statements with little to no clear explanation. Transparency should not be this difficult. There are countless apartment options in Georgia. I would strongly recommend avoiding this one. The lease break fee is over four thousand dollars, and I am seriously considering paying it and exploring legal options because the experience here has been so disappointing.

I currently live here since March of 2024 , I was basically the third person on my side and floor . Loved it ! We kept our community clean , pest came by monthly to spray around the buildings and floors , we also use to have people to power pressure wash the floors , clear out dust and dead bugs was a beautiful thing since me and my family are paying for it . But now 2026 worst years already , no pest control , no floor pressure washing no cutting down the bushes that are over growing in he back of building 9000 , the path is like walking beside the jungle . Trash everywhere, dog owners are getting lazy about picking up behind them, crap is everywhere as I do my daily walk , no updates in the elevator anymore , I use to enjoy what the community posted , weed smokers are getting bold it’s ghetto on the weekends , and my Ac doesn’t work , we have had maintenance come three times and still nothing has changed and even that took an arm and leg to get them to come . The summer is here and we need AC ! We will put in another request . God willing this will be my last year fingers crossed - 🤞

Hey good day, I started out my day meeting with KRYSTEN, very down to earth person. I could of left a ten star, but it only goes 5. KRYSTEN was extremely polite and professional. My first time visiting at Riverview Apts but it won't be my last, I'm looking forward to be a resident real soon. Try a visit, a promise you won't be disappointed.

This is a beautiful place to live..The Staff there is impeccable. Mrs.Claiborne has sold me at this point. I will be coming back to complete an application

Great such Wonderful Tour with Khrysten at Series at Riverview Landing Apartments at mabelton location near Smyrna.She was Highly knowledgeable Polite Welcoming experience Share the amenities and square footage space of 1 or 2 bedrooms and the new appliances the Refresh New Style of the buildings and the community & activities. Khrysten Leasing Manager very informative with the areas restaurant the company's nearby the parks near the Chattahoochee River the bike trails and sport activities lounging relax places the restaurants for family home time or friends or for visitors!!!! She recommended my Dad the tour he went to go take it to get something nearby the suburban side city area with Nature style build on the community!!!!! She was helping Alberto who is contact friend of Colson he did the tour to find new Home for his daughter and grandchildren.... He also does Tile remodels Ceramic tile..... Khrysten surprise him when she knew about the construction materials to the New Refresh New building apartments. She is Wonderful Southern hospitality kind of gal very Knowledgeable makes you know about the benefits of finding new home at (Series at River View Landing Apartments) at mabelton..... Will highly recommend her and say she gives way above and beyond expectations exceptional Talent skill and Experience she is willing to help you find the right fit for new home for all family friends visitors and seniors and people relocating to New scenery new home
