What an amazing place.

The decline of this property is deeply disappointing. It was once a beautiful, well-maintained community, but now neglect is obvious everywhere. The elevator is continually out of service, making it impossible to move anything in or out, including groceries. Hallway carpets smell, and are torn and filthy, and management completely ignores the no-smoking policy inside the buildings. Maintenance standards have dropped to embarrassing levels—when they attempt to repaint, they don’t even bother to match the color. The lighting in the closets and laundry areas is practically useless, and the cheap light covers in the elevator have been missing for years. Garbage piles up around the dumpster for months at a time. Mold is visibly growing on AC vents—imagine what must be inside the ducts. The gate and door call box frequently don't work, the security doors are frequently broken, and the mail system is a joke—all the mail is dumped onto one large table where anyone can pick through it. Even the gym is outdated and laughable. And yet, despite all of this, management has no issue raising the rent again for 2026! If your looking for an apartment go to the newer options in town, there is no value here.

We only lived in Eagle & Phenix for less than a year, but we had a great experience. The community is gated and felt safe (there were a couple of times that the gate was not working and therefore was left open, but always got fixed within 1-2 days). Building was well-kept. Other residents were quiet and respectful. Location was great, being right off the river and walking distance to Midtown. We never had a single maintenance issue while living there. There are no amenities, but we already knew this when signing our lease, and the rent price was hard to beat. We had to cut our lease short due to military reasons, and had no issues with management about this. The only thing I would say to others is to be careful with cleaning your unit upon move-out, and request to do your move-out inspection with management present if you can. We have turned over many apartments in the past with no issues regarding cleaning or security deposit refunds. We ended up receiving $300+ worth of charges, one of them being for not cleaning the top of our two 12-foot ceiling fans.... not sure how we would have done this and felt it was a money grab. We tried to dispute the charge but got no response and ended up giving up. Other than that, we enjoyed our living experience there and overall would recommend.

My cousin lives at Eagle & Phoenix Mills Apartments, so I stayed there for seven days while traveling around Columbus, Georgia. I heard that the apartments were converted from a textile factory; not only was the red brick exterior impressive, but the interior was also magnificent and stylish. It felt like a wonderful space that resembled an artist's studio, with a vibe quite different from typical apartments. The Chattahoochee Riverwalk is right in front, making it great for walks as well. If I ever get the chance, I would love to live in an apartment like this.

Favorite place I’ve ever lived. Gated and always felt safe. Laura is so sweet and the maintenance guy is very nice and helpful.
