This property offers an unbeatable location, boasting direct BeltLine access, proximity to Piedmont Park, Trader Joe's, and vibrant neighborhoods, all at a competitive price for the area. Residents frequently praise the friendly, responsive staff and maintenance teams, who are often quick to address requests and foster a welcoming community atmosphere, especially around the newly renovated pool. However, some older units may experience noise transfer from neighbors and pipes, and there have been occasional concerns about pest control and the consistency of valet trash services.

I have lived in this complex for the past 2.5 years and have loved it! Perfect location and the staff is exceptional! Always taking care of any of my requests and very responsive to any maintenance needs. Emily at the leasing office is the best and always going above and beyond for the residents.

Would not recommend at all, I have never disliked living somewhere more. Pros - Location: Right on the belt line, steps from trader joes, Piedmont park, VaHi neighborhood. - Staff: Really friendly and always willing to help. Cons - Literally everything else. - Noise: These apartments are OLD and you can hear every single noise made in and around your unit. I can hear my neighbor start the shower because the water pipes make so much noise, the tubs are squeaky so you can hear that through the walls too, the washer and dryers are just unbelievably old and loud, the doors are crazy thin and you can hear EVERYTHING happening outside. I got lucky enough and had a unit on the top floor, but it’d imagine if you had upstairs neighbors the noise would be very loud. - Old units: Even with a so called “upgraded” unit, the unit is just overall horrible. The only thing that seems new is the oven. Half the time the dryer needs multiple cycles and is so old it won’t work. You can hear the pipes banging on the wall whenever water is running, the tub squeaks so loud when you step in it that the neighbors know when you’re in the shower. Walls have paint chipping and cracks through them, the doors aren’t even on the hinges right so they don’t fully shut and there’s a gap at the top, I could keep going. Since they’re so old, there’s also always an odd smell that just never seems to go away. - Pests: Expect bugs and other pests OFTEN. Very common to see cockroaches, spiders, and any bug under the sun. Pest control supposedly comes every Wednesday, I highly doubt this but if they do come it doesn’t make a difference. Bugs are EVERYWHERE. - Trash: Never gets picked up when they say it’s supposed to. Supper annoying when you have no choice BUT to do the valet trash. - Amenities: nonexistent. The gym is genuinely the size of a closet (no exaggeration) there’s barely room for a yoga mat to be put down. Worse than what a hotel would consider a “gym”. Pool is just… there. Nothing crazy and very mid. No other amenities exist. - Parking: A HEADACHE. No assigned spots and half the time there aren’t enough spots for everyone to park so you’re stuck parking on the street. Guest parking situation also sucks. Lot is also blocked half the time with random trucks doing “maintenance”. - Cleanliness: it’s just not clean at all. Upon moving in, it was clear that there was ZERO cleaning between the old tenant moving out and me moving in. The shower drain was clogged and I had to clean it myself, old pest remnants (ants, etc). The outside of the units never get cleaned either so there’s even more bugs, leaves pile up in the fall, I could keep going. - Random maintenance: The property loves to have some kind of work, maintenance, painting, etc going on ALL THE TIME. Half the time you don’t even know what changed. They do maintenance on everything BUT the things and areas that actually need it. Not to mention, this keeps it LOUD. With the doors being paper thin, it sounds like someone is literally inside your apartment with a lawnmower or chainsaw. Not to mention, they’ll turn off water for hours at a time (see images attached) with zero prior notice. - Maintenance Requests: Unless it is an absolute emergency, expect to wait WEEKS for someone to come and even check out the problem. Not to mention, when I moved in, pretty much NOTHING was working. - Misc: Paying such a high rent price for private beltline access when the gate has been broken the entire time I lived here. Lack of storage in units cannot be understated. There is not a single closet in the entire apartment except for one for clothing which is TINY. Storage in kitchen is also basically useless because of cabinets that can’t fit anything. Apartment not cleaned before move in. It was genuinely disgusting and had pests everywhere. I had to clean the shower drain myself from the previous tenant. - ZERO natural light: If you want a cave, this is your spot! Will be the most sunny day out and you still won’t see the sun in your apartment. Basically a dungeon or a cave.

I would like to share my positive experience moving from out of state. The staff here are top-notch, friendly, and professional. I moved from out of state and Emily was beyond helpful. She made herself available to help ensure my move was as easy as possible. In addition, the maintenance team is excellent. I had a minor issue on move in with my washing machine and the maintenance guy DJ was there in under 30 minutes to fix it promptly.

I moved into this apartment a few months ago and so far have really enjoyed everything it has to offer. The location is truly unbeatable - there are so many amazing restaurants and attractions you can access by a quick walk on the belt line. The trader joes is a 1 minute walk, which has made cooking and meal prepping super easy. My roommate and I have had a great time going on beltline walks after work to get drinks at Park Tavern in Piedmont park, dinner at Ponce de Leon, or doing a longer loop around the park! Maintenance and management are both awesome, and usually respond to requests within 15 minutes. There are lots of young people living here and it is a great community!! In the summer, residents will congregate by the newly renovated pool area which has been a good way to meet new people and make friends. They also have a trash service that will pick up trash bags from your doorstep every day which is so convenient. I haven't had any problems with finding a parking spot and am usually able to get a spot right in front of my apartment. The appliances and layout definitely feel newly renovated and we haven't had any problems thus far. Overall with the insane location, amenities, services, spacious apartment, and amazing people, Virginia Highlands Apartments is a 10/10!!
