Villas De Las Colinas Four

The worst place to live. I currently live here, but the rent goes up every month. I don't recommend living here.

Safe and quiet Villas de Las Colinas 4 is a wonderful place to live! Located in Chamblee near Brookhaven with lots of great restaurants and shopping. The leasing office staff with Melyssa and Maria are kind, considerate, and knowledgeable. Alex and Demitrius are the maintenance staff and they are timely and efficient. The apartments are more than reasonable and newly renovated!

These apartments are rubbish. They don't fix anything.

I thought living here would be the best thing ever. This is a Very appealing complex with a lot of potential. Unfortunately I moved in last year around November on the two month free promotion. It was said to me that billing for utilities were to be paid for on a flat fee off $100 which was added to my rent.The first two months of “Free rent” I was still told that I had to pay the $100 regardless of rent was free or not. About 4 months into my lease I realized I was being charged for water sewer and trash on Top of the $100 I was told these specific utilities were for. When I asked why was I still being charged this $100 fee that they now said was a month to month fee. No one had an answer.. per the lease in section 13 you are not supposed to be charged this fee unless you finished out a prior lease agreement and have not renewed. They were still charging me for it. Not only is their negligence in accounting. Maintenance and pest control has also been an issue. My place at the time flooded 10 times from the month of November to mid February. This flooding was due to sewage back up from the community. So just imagine doing a twelve hour shift coming home smelling human waist on the lower level of your home. Not cool! This happened for months and when I asked to be let out of my lease I was told I had to pay over $2500 just to break the lease. I literally lived there for 4 months without furniture because of the sewage unexpectedly backing up. Please whatever you do don’t rent from here. They will not fix anything and they do not spray for pests at all! Please save yourself the trouble because these units are over priced…. Have potential but at the moment not worth it. I really had high hopes for this community but just like a lot of Atlanta properties. They try and find ways to sc you and make it seem like you signed up for it all along! DONT STOP KEEP LOOKING!!

These apartments are useless and very expensive; when it rains, they flood or overflow with sewage 😤
