Pathetic excuse for an apartment building and even more pathetic excuse for management. 1. AWFUL MANAGEMENT: Incompetent, virtually non-existent management. A child could run this place in their sleep better than all the management companies that have run this place combined. 2. OVERPRICED: Extremely overpriced for dump they treat the place as. I'll actually say that the units themselves are ok---it's pretty much everything else you could possibly imagine that's the issue. 3. DIRTY: Extremely dirty. Roaches everywhere. On several occasions have found pee, poop, and god knows what else on the floors, elevators, walls, etc. And the building will just let that stuff sit for days or weeks before somebody decides to clean it. The whole building smells like trash. The parking garage is frequently littered to the brim with trash and abandoned property. The trash chute rooms are also constantly filled halfway to the ceiling with trash for days or weeks at a time, adding fuel to the already putrid smell. 4. COMPLETE LACK OF SECURITY AND DISREGARD FOR RESIDENT & PROPERTY SAFETY: All doors to the outside are either broken or unlocked, allowing anyone to enter whenever they please. On multiple occasions I have seen homeless people roaming the halls or sleeping in the stairwells. - Gate to parking garage has not been functional in about 3 years, again highlighting the lack of security---the halls aren't secure and neither are the vehicles. This is also absurd due to the fact that PARKING FEES ARE REQUIRED EVEN IF YOU DON'T HAVE A CAR. Even if that's not an issue because you might have a car, the monthly parking fee is just outlandishly overpriced regardless. 5. THINGS ARE CONSTANTLY BROKEN OR INOPERABLE: - Elevators break down for weeks at a time with no explanation, and management has no contingency plan in place for handicaps or anyone else who must use the elevators. - Pool has not been operable in 3 years. Instead, it's sat collecting dirty, dark water over time, its only purpose now being just another eyesore for the residents; a reminder of what we could have if we took our business elsewhere. - These are amenities that are factored into the already overpriced rent. Absolutely insane. - Maintenance often takes months to respond to requests and/or has deleted them from the system entirely on multiple occasions, or marking them as complete without even having inspected. - Last Summer, many apartments lost AC for over a month during the hottest time of the year, mine included. Temperatures inside reached over 98 degrees. No explanation was ever given. No quick fix offered. No help. That is extremely dangerous, and a show of blatant neglect on a criminal level. People and their animals could literally die in those conditions. I ended up having to be rehoused in a hotel for over a month on my own dime with management still offering little to no reimbursement whatsoever to this day other than an early exit on my lease. I stayed here way longer than I should have out of desperation, but I am so proud and excited to say I'm finally cutting ties with this hellhole. DO NOT MOVE HERE. This place deserves to be sued into the ground.

I just moved into The Piedmont Pad Apts and so far so good. The management team seems dedicated to improving everything that needs improving so I’m very optimistic.
