Ola came and worked on my refrigerator, and as always, he did an amazing job. He is very professional and always takes the time to clearly explain what he has done and address any issues I have reported. He is truly one of the best maintenance technicians you have. Thank you for having someone so dedicated and dependable on your team!

I loved living here. I was only at Overton Rise for a year and if it weren’t for the need to move out of town, I’d loved to have stayed. The leasing office and maintenance team are incredibly friendly and helpful. I’ve lived in several apartment communities prior, so I know it’s hard to find a team that runs as tight and ship as they do. I can’t recommend living here more.

I do not recommend living at this property, especially Apartment 1102. Over the past 18 months, I have experienced ongoing, unresolved safety, sanitation, and livability issues that management has repeatedly failed to address despite several emails and follow-ups. First and most concerning, the access doors near Apartment 1102 have been left unlocked and unsecured at least 15 times following move-ins and move-outs. This is a major security risk, and despite repeatedly bringing this to management’s attention, no lasting solution has been implemented. Second, the sanitation conditions around the property are unacceptable. There is dog waste consistently left on sidewalks, pavements, and common areas. Management appears more focused on policing how tenants dispose of dog waste rather than providing an adequate number of dog waste stations. In some cases, you must literally walk through piles of dog waste just to reach a trash station, which is both unsanitary and absurd. Third, Apartment 1102 is located directly next to the trash compactor, which creates strong foul odors that draft directly into the unit, along with frequent overflowing trash pileups. This alone makes the unit unsuitable for residential living. Additionally, the unit is located right next to the mailboxes. If you work from home or value quiet at all you should be aware that the constant slamming of mailboxes by the mail carrier is clearly audible inside the apartment throughout the day. Taken together, these issues make it clear that Apartment 1102 is not properly set up for tenants. Between the security failures, sanitation problems, trash odors, and constant noise, this unit should never be leased as a residential apartment. At best, it should be used as a model or storage unit, not as someone’s home. While our lease is ending and we will be moving out, this review is being left for current residents and future renters. No one should move into a unit where known safety and habitability concerns are repeatedly reported and ignored by management. Prospective tenants should ask very direct questions about security protocols, sanitation standards, noise exposure, and management responsiveness before signing a lease especially if considering Apartment 1102. Added a few photos for reference. Update: still no solution doors still left open. Photo added.

Not the review type but i lived here a year and maybe this helps someone. Very good maintenance, great staff, nice residents. If i had a problem i just walked into the office and it was solved in a day or two. Didn’t see any bugs. Very high ceilings with nice trim (idk ppl seem to like it) Free breakfast kinda often but ppl will try to sell you insurance at them(fair). Price necessitated my departure but not in a hidden fees kinda way, I just don’t need to live this well.

My husband and I got married in June and a week before the wedding we were desperately looking for an apartment. Overton made it so easy to apply and get moved in only 3 days before the big day! We have LOVED living here. It is quiet, clean, family friendly. The management is AMAZING and so helpful. The pool is always clean and very rarely crowded. They do fun events for residents. We can't say enough great things.
