Initially wrote a constructive and positive review for this complex back in 2019 but things change. My experience at this complex was pretty mixed. The location is great, but the way certain issues were handled by management made me uncomfortable. When residents bring up concerns about noise, safety, or anything out of the ordinary, you expect management to take it seriously and respond in a consistent, professional way. That didn’t always happen during my time here. I also noticed that some residents who are clearly vulnerable, including a disabled woman, didn’t seem to get the level of support or protection you’d hope for from a team that’s supposed to look out for everyone’s well‑being. I really hope leadership starts taking resident concerns more seriously, communicates better, and makes sure people feel safe and respected in their own homes. A community only works when management steps in and addresses disruptive behavior instead of letting it slide. Unless management is involved in these things then that's a different story altogether and I pray for the safety of protection and civil tenants. P.S I miss Leon

My experience with A | P Companies and the management team at Morningside Courts has been consistently disappointing due to non‑transparent renewal practices, lack of due diligence, and repeated failure to address documented safety concerns. After submitting a detailed renewal review request—including multiple years of rental history, market data, and multiple safety and harassment reports—the property manager Antonio Jones denied the request within one hour. It is not credible that a thorough evaluation was completed in that timeframe. When I asked who reviewed my file and whether pricing was auto‑generated, management stated they are “not obligated” to provide any information about pricing methodology, criteria, or market analysis. Management also stated that “if we evaluate your account, then we would need to do so for all pending renewals,” which implies that no pending renewals are being evaluated at all. If evaluating all renewals is the required standard, it should be implemented as company policy. Their refusal to do so further undermines the validity of the renewal offer. Additionally, the property has repeatedly ignored my documented safety and harassment concerns, dismissing them as “police matters” despite management’s responsibility to maintain a safe living environment and enforce community standards. None of these issues have been acknowledged in any renewal communication. The final response from management stated that the renewal offer “will not be adjusted,” that “no additional review or negotiation” will occur, and that I may either accept the rate or vacate. This pattern reflects poor business practices, lack of transparency, and disregard for resident concerns. I cannot recommend this property based on my experience.
